If you exclude plots where a UG makes sense, there are areas without houses. You just don't have to include a (utility) basement there. Living spaces are possible there - without compromises in living comfort.

You misunderstood that. I did not establish the rule, but only formulated it. Reality dictates something like that, and unfortunately it is extremely resistant to advice and undemocratic. And if complaining about prices would lead to their decrease, then I would of course keep that in mind before every purchase ;-) In wishful thinking land, of course not, but where is that (and how far do you commute from there to work)?

It's just stupid when there's not much left to reduce. With 180 sqm you can leave out 50 and still have a good house. With 130 sqm, you only gain a little by reducing size and you won't get 80,000€ (20% of 400k) out of it anyway. It's exactly like with the basement. You can build your own world or face reality and realize it's not that simple. Apart from the fact that for most people it's not the increased construction costs that break them but the interest rates. It's a difference whether you finance at 0.7% or 3.5%.

It is certainly the combination of construction costs, interest rates, rising energy and living costs, and several other factors. It is definitely not just the interest rates. Because they have been much higher before and people still built. ;-)

When I see how construction is done nowadays, it's no wonder. Everyone wants columns in front of the door and small villas instead of houses. I financed at about 3.5% but was modest. In the past, financing was also done at 7%. Just because the interest rate was unnaturally below 1% for a while, it doesn't mean this is the end.

Maybe many are simply on standby and want to wait and see what winter brings. We are all more or less somewhat like "das Kaninchen vor der Schlange".
