Here in the construction area (Mittelfranken), 30% of the plots have been developed. The rest have given up, since there is a 3-year building obligation, they will wait that out before the plots revert to the city. As if it would be cheaper in 2024.

Well, you can see it that way, sure. What I meant is more that it's hard to compare "back then" and "today" because there are hardly any builds like that anymore, but on the other hand, many construction projects back then couldn’t have been realized without these muscle mortgages. Without the manpower bonus, these families (including mine) probably wouldn’t have gotten a home of their own. But when I hear the stories from the construction times back then, I’m sure – even though there was a lot of work – it was definitely a cool time. At least there are plenty of funny anecdotes from the years of "construction Saturdays."

I could imagine that this is also related to the fact that energy prices are currently exploding. Existing properties often use gas or oil, the ancillary costs + more expensive electricity + mortgage (which usually costs more than rent) many probably can no longer afford at the moment.

You can definitely compare. Construction costs in Bavaria, for example, were at a low point in 2004/05 – cheaper relative to the 90s. Interest rates in 2005 were around 4.5% for 15 years, and the cost of new construction in Bavaria was about 1500 euros per sqm.

Now comes the crux: Currently it's about 3000 euros per sqm (probably even higher now) and interest rates at 3-4%. According to Statista, net income has not doubled though....

I spoke today with a kitchen builder, or rather his carpenters. Until the 1st quarter of 2023, they can hardly catch their breath from work, but the "normal home builders" (which in this region means the simple 8000 net household with inheritance) are paying more attention to the price. For the 2nd quarter, the order situation currently looks somewhat weak. So rather normal like before the construction boom of the last 8 years. They are quite fine with that, because they also do not see an end to the supply difficulties in the appliance sector. They have customers who have been waiting for electrical appliances for over half a year.
