And are the 32 building plots already allocated? That is the exciting point No. 1 – who has / gets enough money to at least get the plot of land? Although the allocation has "strict" criteria, financial affordability has not yet been included. The single parent, caregiving builder with 3 children naturally has priority according to the point system, but this only counts to a limited extent with the bank. Point No. 2 – buying and hoping for better times – that dream may burst next year or the year after, as interest rates rise & costs may not necessarily fall at the same rate.

I can confirm this feeling; it seems that way to me as well.

I did, which I shouldn’t have, prompted by your post, browse one of the real estate portals on the internet to see if and what is being offered and how many/much of the properties meet our criteria from about three years ago. There are some properties that would have been considerably more attractive to us about three years ago (location, price, ...) than our current new build, but that “then” were not offered. We only built “out of necessity” because there was no existing house on the market acceptable to us. That has changed now, so that we could almost choose from the full range. About 3 years ago, 1 (in words: one) existing house was offered that interested us; currently, there are about 30 houses that we would at least consider looking at once. (By now I also know the usual suspects with their bait-and-switch offers, which I did not take into account in my current assessment.)

Altogether, we have spent about 620,000 euros including the land; for that, we could currently, at least on paper, have gotten something that more closely matched our wishes in terms of location. Admittedly, about 3 years ago we did not look in this price range, assuming that the new build including the land would be cheaper. ;-)

Nevertheless, our decision from 3 years ago was correct, because due to our age we felt time was running out for us and now we have “arrived.” :)

But you probably didn’t finance at 3-4 percent three years ago as is common now? :)

We paid for the new house including earthworks, garage, etc. from the sale of our previous house and (contrary to our plan) life insurance policies and only financed the land. Unfortunately, the term is 5 years, but at 0.66%, repayment 2.9%. The land was supposed to be paid for with the life insurance policies, which now had to help finance the new house. That means we are planning in the medium term to take out a forward loan or follow-up loan.

But keep in mind that back then you probably got more for your old house than would be possible today, as poorly insulated houses with gas have strongly fallen/will fall in price. In other words, cheaper house prices in better locations, but also worse prices for the old house, because far fewer are being bought now. So you did everything right! An energy-efficient new building is already worth a lot today, especially when it comes to energy costs!
