Your architect calculates with "his" sums; I conclude from the valuations, which I have made over the course of a year in the respective region, taking into account the respective architecture. A split-level is, for example, more complex than a classic new build.

You write about "basement replacement room"; I simply call it a utility basement when referring to the room designations in the basement.

I have—analogous to the data available to me from 2016—calculated with €1,750.00/sqm and 35K€ for the basement (utility basement); each including excavation costs and lateral storage.

You will still be surprised at the sums called for plumbing + heating!

You only know for sure when all the tenders have been returned.

To be honest, I'm not sure what you mean right now. Is the guest bathroom too small for you? Then you'll probably have to make do with the garden...

After learning today that it will start in KW, here is the final status:

Due to the high offers, we were forced to redesign the house once again if we do not want to use up our buffer by the start of construction.

- The separate cube for the master bedroom is completely omitted; the bedroom will be integrated into the main body.
- The house has been reduced in length from 7.75m to 7.50m.
- In return, the house has been extended by 0.5m to 16m.
- Even before the tender, we decided against a floor-to-ceiling window for better furnishing options in the living room.

Except for a few small details (roller shutter box, floor construction, stair rise), this is now the final status.
The insulation of the floor slab as well as the roof is also not yet clarified; this depends on the energy saving ordinance verification, which is currently being prepared.

I have already addressed the bathroom separately in another topic; as drawn, this is how it is supposed to be.

We are now really looking forward to finally seeing something tangible after almost 1.5 years of pure planning time.
