Building plan 160m² living area and gable roof - suggestions for improvement?

I don't like the living room like this. The distance from the sofa to the TV is too large. The space in front of the TV is useless. I think the furniture should be arranged differently.

I would paint the roof terrace. Since the garage is on the boundary, it could be that even with a 3m terrace distance the whole thing is not approvable. At the same time, how often do you use it if you have a beautiful garden terrace?

It can't just be could, it is. Roof terrace on boundary construction is not allowed. Roof terrace is also unnecessary if you have a garden.

What are the dimensions like? I wonder if the living room wall there is 5 meters, the dining room 4 meters. Then 3 x 4 meters in the dining area is just enough for a rectangular table. The pantry access will look different than in the photo, since a side-by-side fridge is planned there.
You could put the guest toilet window on the east side so not everyone ringing the bell is immediately surprised by noises. Then the shower could go in the niche (wall at 90 degrees). Straighten the partition wall house/garage, it's unclear why there is a step here. The door garage/house takes up space and is doubled because the entrance door is exactly there. Which wall is the upper floor adapted to? There must be something wrong in the lower floor...
The windows on the front are not exactly inviting either....

Anyway... consider why rectangular rooms are built or whether you like to be surprised by what the mason does with these walls. There is room for mistakes. Usable space will at least be reduced, furniture generally has 90-degree angles. There will be dirty corners everywhere.

In the upper floor: if the chimney is moved into a children's room, then the hallway can be made narrower (just rectangular) and the rooms on the right side will be more functional. Bedrooms accessed through the dressing room with a straight wall. Shower next to the bathtub behind the door, then there is also space for a sauna. The garage seems to be over 4 meters somehow, then you could fashion a small corner on the garage as an exit from the bathroom.

This detail does not seem familiar to me - did you perhaps not mention it in the green forum? Shrinkages are rarely fortunate and often lead to bottlenecks, folds and the like. Different size and same arrangement will not become friends - the small consolation is: this applies not much less when enlarging.

Why financing through the L-Bank?

Where is north?
Is there still a plan with measurements?

1st view, similar to Hampshire, not so bad at all
2nd view someone has a preference for slanted walls and a phobia of 90-degree angles
3rd view missing measurements and no furniture drawn to scale yet
Absolutely catch up on this

Ground floor
Paint the door to the garage
Storage, what should go in there? Please draw furniture, freezer
Make the door wider, water crates, filled folding crates etc. will be carried in there
Draw in the stove
A proper dining table might be tight

Do you need the home office in that size?
The utility connection room is inconvenient and expensive

Dressing room quite narrow, 75 cm between the closets in shell construction size is very little
Straighten bathroom, bedroom, utility room

The bathroom is quite small for a family bathroom and sauna. 66 cm is tight

I would include the building services inside the house, remove the slanted walls
Carport with a proper storage room
Possibly dispense with the cramped dressing room, make the bedroom bigger

I have to disagree, it is not only different depending on the federal state but even depending on the building authority (at least according to our building office).
For us, a rooftop terrace up to 3m distance to the neighbor is approved on the 6m wide border garage.
We just didn’t build it at first, and after 2 years in the house the desire for it is still manageable...
