Looks more expensive and complicated. Is it going to be timber frame construction? I like split-level - is it sensible for you? It feels like a lot of traffic area and it seems restless. I don't think the layout is bad - although the children have to run through all the rooms. I would give the dressing room a skylight - otherwise it has a cave-like atmosphere.

Timber frame construction? The architect said that the costs are not that different from a conventional building. Even though I have often read the opposite on the Internet, I believe him. Because he has built such houses several times and always stayed within the calculated costs.

Since the terrain has a height difference of about 1.5-2m along the length of the house, it is very suitable.

What do you mean by a lot of traffic area and busy?

We have also noticed the thing with the children, but we would probably have to and would swallow that pill.

Great idea with the skylight. It was a big thorn in my side that no daylight comes in there. Thank you!

After almost exactly 3 months, I’m checking in here with news.
First of all, a lot has happened, so I want to apologize for having posted plans at the earliest stage of our planning, which were then repeatedly completely discarded.

However, at the beginning of the week we had an appointment with our architect and since then he has been working on the plans for the building application.
Since I don’t have the plans yet but want to initiate changes early, I am now posting my plans. This also corresponds to the status that will be applied for.
So please forgive me for the not-so-accurate presentation and dimensioning.

Our house will now be a split-level house, which we will also enter from below, even though we originally did not want that.
Another access option is possible with the exit to the north terrace, but to really be able to use this advantage, a kind of ramp would have to be built north of the house so that a car could also drive up. This leads to enormous costs and besides that we would then have a driveway with a 15% slope, which we would have to drive down or up backwards every time.
So although we will have to carry all groceries up half a level, we can do that under cover. Additionally, with the current planning we won’t have to shovel a single meter of snow because we WON'T have any sidewalks.

A large terrace is planned on the south and a smaller one on the north for the height of summer.
Both are in immediate proximity to the kitchen.
For the roof terrace, we now have a kind of antechamber in which we can store garden furniture and plants in winter and not have to carry everything down to the basement (that room will eventually be sacrificed for a sauna).
There should also be space for a small kitchenette with a refrigerator there, so the roof terrace should be more integrated into daily life.

We would have liked the children’s rooms to be a bit bigger, but due to the building geometry this is only possible with overhangs.
We are still considering whether it would make sense to move the south wall of the children’s rooms slightly southward in advance so that the rooms become a bit bigger.
This would create an overhang, but it would also fulfill its purpose in the ground floor as sun protection in summer and partial covering of the south terrace.
We still need to clarify this, but at the moment it doesn’t look likely.

We definitely wanted the guest WC on the ground floor to be separated from the living area by 2 doors to have a noise/odor lock.
The architect’s suggested solution here would be to make the wall from the landing to the antechamber a glass wall.
An alternative would be to merge the antechamber and the WC into one room, but then we would be back to having only one door between the toilet and the living area.

Cooking/dining and living are connected by a kind of gallery which is also kept open by a glass balustrade.

The bathroom furnishing has not been finalized yet; that’s still to come.

What else do you notice? I really have been racking my brain the last 3 months, but at some point you can’t see the forest for the trees anymore.

Hi, something has definitely happened. You have to like the house type, it wouldn’t be mine, but it’s for you, not for me!

What I notice at first glance.

Move the door to the HWTR to the right or left. Then you can properly place a wardrobe there, currently you cannot.
Where do you want to place cupboards in the dressing room? There are only doors and niches of less than 60 cm. That’s not a dressing room, but a pure passage room!
The door to the master bathroom is apparently only 78 cm wide?!
The double door/wall in front of the toilet is really over the top. There are properly thick doors that keep the noise out. Or do you only eat beans?

How is the master bathroom supposed to look? Size-wise, it screams classic T-solution, but the position of the door and the window doesn’t fit that.
