- 180m² living area + 17m² cellar replacement room
- 36.5 cm brick construction
- Triple glazed windows
- Electric venetian blinds
- Heating not yet decided, either gas + solar or air-water heat pump
- Central controlled residential ventilation with heat recovery
- Double carport at the house (Ideally not made of wood, but matching the house with concrete supports and flat roof)

Controlled residential ventilation with heat recovery: approx. EUR 15,000

Painter/flooring work in EL: EUR 25,000
Reserves for extras: EUR 10,000
Reserves for additional foundation costs: EUR 10,000 (split-level)
Outdoor facilities in EL: EUR 10,000 (only the essentials)
Ancillary construction costs: EUR 40,000
All in estimated EUR 478,000
I left the heating system out of the calculation since both variants are roughly the same price. If you decide on gas, however, additional costs due to higher insulation will arise. Regarding the venetian blinds, I don’t know which windows you want to darken with them; I haven’t read the entire thread. The costs generally start at €1,500.00 per window.
