Thank you!

We like it very much too.

However, we currently have some concerns about where the journey with the costs will ultimately lead, which is why I would be very grateful for an assessment from ...

Of course, this applies to everyone else as well. I am grateful for any assessment.

I would have now guessed pure construction costs of about 400,000 EURO due to the converted space.

So plus additional construction ancillary costs, outdoor facilities, kitchen?

That would then be a good €80,000 more than assumed by our architect...

For pure construction costs including controlled residential ventilation and blinds, we are at €315,000.
So at €375/m³.

Your assumption would be €476/m³.

Hello,

sorry, had a lot on my plate

First of all - it is a very appealing design; congratulations! However, it will not be inexpensive ...

Single-family house including partial basement according to Energy Saving Ordinance: approx. EUR 350,000
Controlled residential ventilation with heat recovery: approx. EUR 15,000
Included carport: approx. EUR 18,000
Painter/flooring work in EL: EUR 25,000
Reserves for extras: EUR 10,000
Reserves for additional foundation costs: EUR 10,000 (split-level)
Outdoor facilities in EL: EUR 10,000 (only the essentials)
Ancillary construction costs: EUR 40,000

All in estimated EUR 478,000

I left the heating system out of the calculation since both variants are roughly the same price. If you decide on gas, however, additional costs due to higher insulation will arise. Regarding the venetian blinds, I don’t know which windows you want to darken with them; I haven’t read the entire thread. The costs generally start at €1,500.00 per window.

Best regards from the Rhineland
