Hi,
I don’t want to nitpick, but I would take the architect’s cost estimate with caution at first glance:

Controlled residential ventilation 10 K€: for our house, the offers ranged between 15 and 25 K€ and due to the split-level you have a significantly more complex structure. 10 K€ will only work if you install it yourself.

Additional construction costs for you are certainly earthworks and house connection costs (not the development). Both can quickly be 10 K€ each, so that leaves 20 K€ for the entire architect’s service?

Good morning,

thank you for the input.
We will discuss this again with our architect. The earthworks are not listed separately at all; I had previously assumed that they are covered in the price for room conversions through tenders. ---> discuss this again with him.

We still need to discuss controlled residential ventilation. I had previously assumed 10 to max. 15K€. 25K€ is definitely way too much for me. I would rather do without it then.
We will also address the house connection costs, thank you!

I would add a window to the children's hallway facing the roof terrace, so it also gets natural light.

Good morning,

But then we would be taking away the only space for a cabinet for the vacuum cleaner or similar. We don't want that. Therefore, we are considering making the door to the stairwell out of glass, so that light still comes into the hallway.
An alternative would be a skylight, but I don't know how that would affect a photovoltaic system, which is intended to be installed on the roof sooner or later.

There have been some changes:

In the basement, the entrance will be constructed differently for structural reasons. The glass partition for a windbreak will be taken into account when positioning the windows, but it will only be installed later if necessary.
So we will try it first without this glass wall.
Attached are also 2 pictures showing what it would look like with and without the glass wall.

We will also only fit the guest toilet with a glass partition if needed.
The small anteroom in the dressing room was removed, which is a bigger structural issue, but this makes the bathroom a bit bigger again.

The layout of the upper floor remains the same, the study and child's room will therefore be the same size as in the last draft. Unfortunately, I don't have the current status available.

The windows of the children's rooms will probably become a bit bigger, but according to the architect, this does not matter at the moment.

After quickly getting all the neighbors' signatures in the last few days, today we will quickly bring the plans to the architect, who will then submit everything to the city while we go on a well-deserved vacation.

After 8 months of planning, the building application is finally being submitted!

After the last post in May, everything continued very sluggishly until recently, as the city had an issue with the turning possibility and the building height.

Now that we have finally reached an agreement on that, I only need to obtain the signature from one more neighbor, then the plans can go to the city.
The start of construction has meanwhile been postponed to the beginning of next year. At the beginning of our planning, we wanted to move in by the end of this year.



I would really appreciate your assessment of the costs!

Regarding that, a few details:

- Construction according to Energy Saving Ordinance 2016
- 840m³ enclosed space
- 180m² living space + 17m² cellar replacement room
- 36.5 cm brick construction
- Triple-glazed windows
- Electric Venetian blinds
- Heating not yet decided, either gas + solar or air-water heat pump
- Central controlled residential ventilation with heat recovery
- Double carport at the house (ideally not made of wood, but matching the house with concrete supports and flat roof)
