The actual medium-term resident structure applicable to the building is anything but unimportant for the sizing and distribution of the rooms. And I was not talking about KfW, but about the energy saving ordinance. We are "calibrated" in this forum to the German regulations to be observed, but know little about the respective situation in AT or CH.

The principle is also behind the popular square floor plan "city villas" with as flat as possible tent roofs in DE. In DE, the energy consideration has two dimensions: the funding (KfW) can be voluntarily pursued, but the legal requirements (the energy saving ordinance) must be complied with mandatory.

At the beginning, it was about KFW 40 and better. The heating works there. We have had a field trial system for 13 months.

I would not do it for KFW 40/KfW 50.

Yes, it saves a lot. It offsets the more expensive shell.

To summarize the last few pages: KfW 50 is the minimum we will build. KfW 40 or better is aimed for... Pure air heating is basically not an option for us, it wouldn’t be even if a "real passive house" would result from it. With that, I would now like to steer the discussion back to the actual floor plan.



This would probably require swapping the places of the guest room and the stairs. The stairs would then move into the "dirty area." The upper floor would have to be completely redone. Somehow I currently lack the imagination for that...

I have to admit, I find the plot difficult. I'm still stuck on the conceptualization. With 16m width and east orientation, one quickly tends to go for 8x12 and place the terrace to the south. But: there is the playground! I once worked next to one for a few weeks. If I had the choice, I certainly wouldn't place my terrace next to it. Especially when the weather is nice, there is chaos. It can be so loud that you wish the house would act as a sound barrier in between. But then you would be sitting in the dark on the north side. The west sun only comes quite late. Not so great either. Terrace to the east doesn't help against the noise either. So what to do? Plan a sound barrier wall and still go south? Or have 2 terraces to have the choice?

We have already thought about that...

It might still be important to know that in the north / northwest (although a bit away and with a few rows of houses in between) there is a highway, so there is a constant quiet noise.

West is the windy side here. The wind comes from the mountains there.

The southwest is the playground, which will probably be mainly used by our little one in the next few years, but the house is planned for a longer period than just the next few years...

So actually only the southeast side of the house, the side facing away from the street, remains. It is secluded, but there is no evening sun there. As an alternative, we are thinking about a (larger) garden shed in the future on the southeast edge of the property to enjoy the evening sun there. There is currently a somewhat dilapidated tool shed standing there, which will be removed sometime after the house is built. But at least a foundation / slab is already there.

I would plan a second terrace without a playground. During the day the children and in the evening the teenagers come. At least that was the case for us when we lived opposite the playground. Heating is your decision, I just wanted to point out that there are now 2 types, exactly for houses like this. Floor plan yes, the stairs would move towards the dirty area. How about a windbreak? Google Hanse Haus Variant-45-192 It has a windbreak in the entrance area. Stairs again outside the dirty area and the ground floor would perhaps be a bit more relaxed.
