Under the stairs, we deliberately want to keep the space open so that the hallway (attic) doesn’t become a complete dark room.

Regarding the wardrobe: it will be completely placed in the vestibule. My husband works in construction, so work clothes (pants, jacket & shoes) can stay in the vestibule. Also children’s clothes (rubber boots, winter boots, muddy and rain suits, etc. etc.). We found the perfect vestibule for us in a show home exhibition.
The utility room might actually still become a bit too tight.
You are also right about the bathroom door. I hadn’t thought about that at all. Especially with a small child.

Yes, we would like to have doors to the kitchen and to the living-dining area. With glass inserts so that light comes into the hallway.
The kitchen will then be separated from the living-dining area by a sliding door.

Yes, the price limit is ambitious. We haven’t been to a consultation yet; Monday will be the very first. I’m curious and think that we will quickly be brought back down to earth.

The 250,000 € includes the house from the foundation slab & turnkey (some things like floors, sanding, wallpapering & painting we could do ourselves). The plot & its incidental costs (notary, etc. etc.) are not included.
Regarding "east" – we live right near the border to Bavaria. In the neighboring town (also Thuringia), the land prices are already quite different…

The consultation appointment is directly at Hanse Haus in Oberleichtersbach (we don’t live far from there).
We have the Variant Haus 25-150 in mind (net floor area according to DIN: 150.40 m²).
After the consultation, we will see and get further offers for comparison.
