House construction with TuC and changes - Your opinion?

We have a Flair 148. We split the bathroom from the kitchen and added a pantry to the kitchen and a built-in wardrobe to the hallway. We also removed the gallery upstairs in favor of a storage room. The latter, I believe, has now also been implemented in the standard floor plan.

We are very happy with our floor plan.

Yes, exactly. With the 152 there used to be a gallery as well, which has now been converted into a dressing room... but we changed it again because we mirrored the staircase (I think with the 148 it is in the standard layout the way we have it now and accordingly the storage room is also very similar/the same).

That's how it should be. To be a provider of cheaper houses, this calculation somehow has to add up – Method B: it should only initially look cheap and then you earn money with the upgrades; Method A: it should stay cheap, then the product must fit the standard so well that the customer doesn't want to sing a multi-verse change aria.


A smart provider learns from the market and constantly adapts the standard configuration of his model to the trend of customer wishes. This applies generally – but especially for providers with the goal that 80% of customers can put the product from the catalog into the shopping cart without any fancy footwork.


Ah yes, I hadn't been there before, but I seem to have found it after all: as well as -45, -49 etc. – the intended picture is probably:

I have to say, the additional costs for the floor plan changes were very reasonable for us. In the end, we individually redesigned, moved almost every wall, etc. I believe the floor plan changes cost about 3000 euros (plans, statics) plus changed material and labor costs (all understandable and fair).

So I cannot confirm that it becomes excessively more expensive if you want it customized.

But of course, the standard does not include any luxury - many things already cost a considerable extra charge. In advance, the additional costs were also rather reluctantly disclosed... which made it a bit exhausting. However, since we ultimately did not upgrade much or only the things that were worth it to us, it was not a big problem.

Yes, with us the surcharges were also really okay... we also changed quite a bit on the windows, among other things shortened floor-to-ceiling windows to standard ones, so that, for example, the fall protection grille was credited. In the end, we came to a surcharge of just under €400 for the changes to walls/windows/stairs/window sills...
