Since we are older, we wanted the shower to be completely barrier-free and tiled it like in a swimming pool. This was done very precisely, the screed installers had to leave this area out, the tiler himself put something special in there, then a kind of waterproof slurry on top, and tiled it using thick-layer technique. I trust his work for now. So far everything is good, even the silicone joints are still intact after almost two years.
Chimney.... do you really need that? You would suffocate in such a modern house.
Decentralized means window frame ventilator plus exhaust fan in the bathroom? If yes, that's okay. We have that too and it is completely sufficient.

@ Window: Plastic or Anthracite - I would not recommend combining them. @ Flair: I prefer homeowners building houses for their families rather than homeowners building houses for their envy. @ Fireplace: I agree that one should reconsider the combination of the energy saving ordinance and the fireplace.

The ventilation is a fresh air automatic system (controlled residential ventilation system Lunos) according to E DIN 1946-6

Why should there be a problem with the windows and anthracite? You really see a lot and some apartments have already been there for a few years.

We have had a fireplace for the past few years and would like to have it again, how often it is used is another matter. But we will have the chimney built and then we'll see.

The sealing in the shower sounds good, we will think about that again. We would also like the floor level and tiled.

Nowadays it's really done a lot, so it can't be that problematic. With our front door, you can definitely notice that something is moving. It creaks every few hours, especially when the sun is shining on it. Overall, we are very satisfied with the price-performance ratio of the house. Maybe not everything is as high-quality and durable as in other, significantly more expensive houses - but that's okay. I knew that beforehand. Maybe the windows have to be replaced 5 years earlier or the fans are louder than in other systems. We can live with that. Technically, everything is implemented flawlessly. By the way, we have the mentioned 24 cm monolithic + plaster, gas, without underfloor heating - 146 sqm. We had about 600 euros in heating costs in the first year, which I find very, very reasonable.

Ventilation is great in principle, but the things are loud. At night we turn them off upstairs and have to run them at 3 during the day (So that the turnover is right), which is really loud. I once calculated how they have to run (theoretically without additional ventilation, which we still do twice daily). But: there are few food smells and always really pleasant, fresh air. Also in the bathroom etc.
