House construction costs, how were they for you?

The lineup is really confusing. But the final €/sqm that comes out at least seems plausible, even if it can only be achieved if you do an extreme amount yourself and put a lot of time into it. In addition, you need to have experience on hand and know one or the other building materials dealer or craftsman from the regular pub. Then it works. It's just the other extreme to: I let it be built ready to move in.

Our cost table is significantly more detailed and we were under €300k (without land but with additional construction costs) for 215sqm. Built according to the aforementioned extreme. And yes, laminate and tiles are included ;) it's just not doable for everyone. Whether due to lack of experience or time. We were lucky due to short-time work during the Corona period. Many in the family then had a lot of time for us. In the end, many variables have to play into your hands to make building a house feasible. But sometimes it works.

Own contributions can also be easily beautified in the calculations. Travel distances and travel times, for example. I consider 2500 km at AdW to be quite beautified because even if you live very close to the construction site... hardware store, building material supplier, gravel pit, construction equipment rental are further away. For us, each is about 10 km away, no matter the direction. You quickly add up the kilometers there. Purchased or borrowed tools... for so many own contributions you can certainly add a zero to around €280 to make it realistic. And with "cutting back a little" you certainly won't manage to bring in the amount of own contributions for the house to be built in 9 months. When I look at the fastest house in this area which took 6 months, and someone was almost always working there...

And this time expenditure ultimately also counts towards the original construction costs of one's own house. That is okay and should be so, but it is part of the overall balance. And not everyone can or wants to provide that.

Yep... for 280 EUR you can get a halfway decent miter saw and a cordless screwdriver, then the money is gone. Also the rest... when heating up, you drive back and forth 2-3 times for 3 weeks. Let's say it's 10km there and back, then you're already at 630km. You also can't calculate an hourly rate for the own work like a craftsman. Because the craftsman has his travel time included and, as already mentioned, finishes at least twice, rather three times as fast. Because he does it every day, for many years. And because he is literally "fit"... many tasks involve unusual movements that you neither train at the gym nor while jogging. Before the "layman" has set up the wallpaper table, the professional has already wallpapered the first wall... And the rent for the renovation period was not calculated either... double electricity and heating costs... etc. I mean it's nice that it worked out. But you can't draw anything from this calculation.

… for our old house, I paved the access to the entrance myself with small granite stones. For that, I loaded my little car with the stones and some gravel dozens of times. By the way, I wouldn’t have necessarily done that with a new car. Paving was fun, time is not calculated for a hobby, but the fact was: eventually, a new car was needed. Many incidental costs are concealed in self-performed work. Since we also did a lot ourselves in the new house (despite the general contractor’s “turnkey” delivery), I know that at some point the small invoices are overlooked or no longer collected. And what is invested in the garden over the years, until it is almost finished, is usually paid from the regular salary and no longer entered in a list. I did that at the beginning, and many individual items added up to a mid-four-figure amount in the end.
