At the request of 11ant, a contribution with a completed list ;-) He unfortunately still doesn’t have a crystal ball. Everything stated as far as possible/available at this point in time.
Development plan/Restrictions
Size of the plot: 400 sqm
Slope: no, and with no, no means no!
Floor area ratio: 0.4
Floor space index: ?
Building window, building line and boundary: yes, available.
Edge development: possible with garage.
Number of parking spaces: at least 1, better 2
Number of floors: I-II
Roof shape: gable roof (minimum slope 31°, maximum 45°)
Style: ??
Orientation: gable-ended
Maximum heights/limits: TH 6-7 m, FH 9-12 m
Other requirements: no clinker facades allowed. Driveway or space in front of garage at least 6 m. Red roof tiles required, light facade.
Requirements of the builders
Style, roof shape, building type: gable roof, predetermined
Basement, floors: 2 full floors without basement
Number of persons, age: 4 persons (2 toddlers)
Space requirements on ground and upper floor
Office: family use or home office?: office of approx. 12 sqm is a must.
Guest sleepers per year: few
Open or closed architecture: ? Whatever that means.
Conservative or modern construction: rather modern construction.
Open kitchen, cooking island: open kitchen, possibly cooking island
Number of dining seats: 6
Fireplace: NO
Music/stereo wall: not planned, TV spot however quite important.
Balcony, roof terrace: NO
Garage, carport: garage desired. Carport with box also conceivable.
Utility garden, greenhouse: NO
Other wishes/special features/daily routine, gladly including reasons why this or that should or should not be:
Laundry room on the upper floor. Want to handle the laundry where it arises and where it needs to be clean again. Everything else is a hassle, at least for us.
House design
Who made the design: architect
What do you particularly like? Why?
Everything we gave him as basic info and what our daily life needs has been implemented.
We like the clear line/structure.
The air space in the hallway.
The connection/proximity of all rooms on the ground and upper floor that require water/sewage. So no nonsense with a bathroom in an upper floor corner of the house and the utility room diagonally opposite on the ground floor. I personally like that.
No bay window or other shapeless additions.
Laundry room on the upper floor where the washing machine and dryer should be.
What don’t you like? Why?
The living room topic might be a bit too exposed for us. Could also be a cozy corner with TV possibility without a direct view of the kitchen. Cooking and eating gladly open and together, the living room could be somewhat more remote. Currently in the floor plan it looks like a rather narrow, shaded corner.
The somewhat narrow bedroom on the upper floor is not a deal breaker but not 100% pleasing.
Price estimate according to architect/planner:
-
Personal price limit for the house, including equipment:
500-575k
Preferred heating technology:
Predetermined, geothermal heat pump with collector. Cold district heating.
If you have to do without, on which details/extensions
-could you do without:
The small extra room for dad on the upper floor.
Garage, as said carport also conceivable.
-could you not do without:
Office.
Box at garage or carport.
The children’s rooms.
Why is the design the way it is now? For example
The design is the way it is because the architect implemented our wishes and specifications almost 1:1. This floor plan draft initially came about.
What do you think makes it particularly good or bad?
See what we like and what not. Although we don’t find anything particularly bad now. More like not quite optimal.
What is the most important/fundamental question about the floor plan summarized in 130 characters?
Alignment of garage flush with house or set back?
43.5 sqm + 4 sqm pantry sufficient as „all-purpose room“?
Same floor plan possibly mirrored? Then office on south side, sun all day, blinds always down. Same game on upper floor with bedroom at least in summer. Entrance further away from parking space.
Construction is planned with timber frame construction. With a local timber builder.
This is a first sketch after clarification of needs/wishes with the architect.
