... that would be a good alternative to the staggered floor or parent area. I am not a basement lover, but in this case, i.e. slope and necessity of a third level, I would also see it in the UG.

Again on the topic of embankment and the HBO:

The purchase contract states the following:
The buyer was informed by the seller that the elevation of the development road may require height adjustments on the purchased property to the adjacent plots. Further specifications and instructions can be found in the legally binding development plan “Peller II und III”.

The development plan states that the building height is measured from the finished road.

The city is aware that embankment is necessary here and has taken this into account in the development plan. Does this 1m rule still apply here?

Even though Baufie still hasn't realized that we were never actually in opposition about this: I am convinced that the offers from the earthworks contractors and the further planning of the landscaping will turn the current house plans into nothing more than decoration for the future study. Whether there is a basement or not is not decisive in this matter; it no longer compensates for the "rest" of the property.

(Of course, theoretically I would fill it homogeneously, but practically I think that at least economically the feasibility is overestimated).

Until then, I wonder why Yvonne, given the glaringly obvious 1.30 meter terrain difference between the finished street and the current garden, hasn't long ago drawn a split level proposal.

But the OP only wanted to know if it would be marketable and how we like it – I have oriented myself by that despite the usually detailed answers.

Of course we have opposing opinions. I would always build with a basement on such a property, while you hesitate or give me the impression that you have no idea about current prices, especially in earthworks.

But that's often to be seen in your posts anyway, that the flag likes to turn in the wind.

I already consider the 20,000 to be affordable. When I see what we paid for the few cubic meters and only the garden densification is missing. Be sure to clarify this with your neighbors. Otherwise, you still have to catch it if, for example, they only fill up the house or build with a basement and the garden remains below.

A cellar as a storage room and house technology is expensive; a cellar as a basement with living rooms, for example due to the omission of the top floor, is not.

For sale at the moment would also be the house in our Kuhdorf. We are not living behind the moon anymore.
