General criticism of architecture, spatial layout, exterior appearance

I’m jumping in briefly with two comments, even though I am usually a silent reader: you can ask the building authority to ask the future neighbors to contact you for arrangements regarding the border design. They are allowed to share your contact if you request it. That worked for us, even before the building applications were submitted. On the topic of costs for filling, wall panels, and earthworks: our recent quotes for 37 meters of L-stones (1.50m - 0.50m high) amount to around 20k. WITHOUT earth, without drainage, etc., just the stones. If you already have a soil report, include that. For example, if the soil does not drain well, you have to provide drainage, otherwise it fills up like a bathtub and the pressure on the wall panels can cause severe damage. Especially with gifted soil...

The price includes the installation and foundation, right?

By the way, I really like the house too, I would buy something like that immediately. 1000 times better than a city villa & co.
