Logic is enough for me, that the volume under the house is nothing more than a dollop of cream on the much larger pile around the house. The specific daily price for earthworks interests me not at all: secondly, I am currently not planning any private residential construction engagement for 2019, and first, I do not belong to the faction of those who fill up, but to those who try to accept an existing site. For this reason, a building area would also be dead for me personally, where the municipality lays the sewer pipes "on top" and then covers the street above them.

It's not like there is much choice these days. One development requires a passive house, another has the sewer pipes laid high. The other... oh, there aren't any more For about 60 spots, there were about 360 applicants here You have to accept some kind of death :-(

Don’t pay much attention to the advice from colleague . From my point of view, he’s a theorist above all. If I’m not mistaken, he’s never built anything himself and lives in a condominium. He used to be the managing director of a window company and now spends hours here in the forum as a "business consultant" giving his two cents on pretty much everything...

At 9m height, you’ll probably have to stay a bit below street level under the ground floor shell floor. What raw construction ceiling height is planned?

You also have to include the parapet in the story height for your flat roof. And here both insulation and extensive greening will be necessary, taking up at least 250mm. We have 180mm insulation plus 80mm greening. Especially above the bedroom, I would insulate well, also considering summer temperatures.

Yes, the height is critical for us. Our site manager, who takes over the designs from the architect and then completes the house through individual contracts, said that we can manage the height. He has to submit the building application, and then we will see exactly how the height will turn out. The architect adhered to the [LV] from the site manager, but there is some leeway, especially in constructing the roof. If necessary, we will have to slightly reduce the ceilings. Currently, we are at 2.8m // 2.6m // 2.5m.

According to the development plan, the height is measured from street level to the parapet height. We are curious.

We already like the floor plan very much, although, of course, some points are not perfect. But we believe it is the best compromise, and it is not bad at all.

I jump in briefly with two remarks, although I am actually a silent reader: you can ask the building authority to request the future neighbors to contact you for arrangements regarding the border design. They are allowed to pass on your contact if you ask for it. That worked for us, even before the building applications were submitted. On the topic of costs for filling, retaining wall panels, and earthworks: our recent quotes for 37 meters of L-shaped stones (1.50m - 0.50m high) amount to around 20k. WITHOUT soil, without drainage, etc., just the stones. If you already have a soil report, include that. For example, if the soil is not good for infiltration, you need to provide drainage; otherwise, it will fill up like a bathtub and the pressure on the retaining wall panels can cause severe damage. Especially with gifted soil...
