Yes, basically I think the kitchen should be like that.

However, I would push the cooking island forward and place the door to the utility room at the bottom and use a sliding door. That way, you can also easily get from the utility room with the laundry basket to the terrace door. And in the kitchen, this results in short distances and above all a straight path from the sink to the cooktop without having to go around the island. This way, you can nicely prepare with a view to the window.

Upstairs the dressing room, I see it like the others. Since behind the door of the child’s room on the right side of the plan probably nothing is planned anyway, I would move this door further to the left side of the plan and also shift the wall and the dressing room accordingly to the left side of the plan. Then you can design the dressing room so that 300 cm of wardrobe fit at the bottom and 250 cm of wardrobe at the top (always add at least 5 to 10 cm for the shell construction). Ideal Pax dimensions. Window in the dressing room .. at only about 76 cm wide it should just about still be centered. Then a sliding door again to the bedroom.

Great! However, I would personally never plan the sink in the island, as this area tends to become a waste and dirt zone during intensive cooking. Used dishes, which are placed there in the evening, or clean ones that still need to drain, also take away the spaciousness of the island. The bedroom is good, as at least now someone can still sleep peacefully while the other is getting ready.

The sink area is usually already quite tidy for me. A bit more chaos is usually around the cooktop .. everything precisely finished and brought to the table. And what you don’t immediately put in the dishwasher can be sunk in the sink or placed in a basket above the dishwasher in the compartment for dishes that cannot be put in the dishwasher right away because, for example, it is currently running.

At the sink island, you have the view towards the window and into the room and the advantage of less cross-draught at the extractor hood. But, everyone as they like

... something else that just occurred to me, in the gable area in the children's rooms the parapet height is 140 cm .. that is probably a software error - isn’t it?

....yes, the issue with the parapet height was wrong...we have adjusted it again.

Today we gathered a few more opinions on the floor plan and the criticism came up several times that living in the northeast and the pantry/utility room in the southwest are somewhat unfavorable in terms of lighting.
Since we otherwise like the floor plan quite a bit and the property boundary on the east also runs somewhat diagonally, we have considered rotating the house a little.
+ the living area would come further south
- the entrance shifts northwards and is therefore no longer visible from the street

What do you think of this idea? (Dimensions and room layout are as in the previously presented variants)

Hello,

I find the development that the floor plan in this thread has gone through really amazing. I like it super, super much! May I ask what the narrow masonry area between the bathroom, Child1, and the hallway is? Storage room? Or stairs to the attic? How big is the storage area under the stairs?

I personally think it’s quite good. Except for the windows in the kitchen and pantry being set too high, that’s probably a software error?
Ideas: doors to the pantry, utility room, and WC open inward. Move the front door (because it also opens inward) so that you have a storage possibility in the corner near the pantry. Leave out the wardrobe wall or, if it is meant to be a built-in closet, even extend it a bit toward the pantry door.
Counter the living room door with a window (mirror it) so that a narrow piece of furniture can be placed opposite the stairs and the door doesn’t immediately hit the stove. Speaking of which: where is the chimney on the upper floor???
The dressing room could still use a window. The bathroom needs revision (currently it’s a dance hall).
Should washing be done in the utility room?

Do you already have any offers?

A staircase is drawn.

Regards, Yvonne
