[Was ist die wichtigste/grundlegende Frage zum Grundriss in 130 Zeichen zusammengefasst?]

Since I am also very active in the forum and like to help others with topics such as floor plan design, financing, etc., I would now like to post our project here and hear your opinion. I hope you like it too. Maybe we will find a crucial error or something that could be “quickly improved” if it appeals to us.
We have invested a lot of time in our planning. Since March/April 2020, we have been actively planning – from the prefabricated house provider and initial 120m² to the current regional solid builder at 160m². A lot of effort has gone into our planning, and we hope this will pay off during and after the construction.

We will sign the contract in the next 2-3 weeks and will release the offer, the floor plan, and our amended construction and service description to prepare everything for contract signing.
We are building solid with a regional general contractor. Construction start May 2021.

Good morning!

Regarding the kitchen planning, I would like to send you to the appropriate forum again :) I don’t like it that much yet. Also, I would prefer not to have to walk around the block first for the groceries. Maybe it’s possible to integrate a sensible shortcut and also not to place the coat cupboard at the end of the hallway?

I like the upper floor.

Yes, thanks for the hint.

The kitchen is actually not even close to how we want it yet. The kitchen planning will follow in the next weeks/months. We need to sit down with a kitchen studio and see what we can do here :)

Wardrobe: Unfortunately, the hallway is not wide enough to reasonably place a wardrobe cabinet at the beginning of the hallway. We have space by the staircase railing for a large shoe cabinet with a seat. We had considered creating a niche with concrete walls instead of the railing. However, this made the hallway very dark and "cramped," so we decided on a niche at the end of the hallway. There we now have space for all our coats, hats, etc. - With a very wide hallway, this would definitely have made sense! Otherwise, one could only plan a niche in the kitchen area, but then the kitchen becomes awkward, which we don't like.

We might also plan a door from the hallway to the kitchen to have direct access. However, this is a matter for the kitchen planning that will follow :)

Thanks for the input!

I would definitely do that. When you carry in the groceries / crates of drinks, you don’t want to "put down - take off shoes - walk further - put shoes back on - get the next one," but you probably also don’t want to walk over the beautiful parquet in the living room with wet outdoor shoes...

The corner window from the kitchen would actually also be suitable for the bathroom upstairs, which would make the facade a bit more harmonious. The bathtub could then also be placed slightly diagonally, which could loosen up the room a bit; there is enough space anyway.

You are absolutely right! It is definitely worth considering. An advantage we still have: we tiled the hallway and the entire living-dining-kitchen area. Nevertheless, it is much more convenient to plan with a door!

Regarding the corner windows: this was a last-minute solution in the kitchen :D Originally, the stove was planned in the "island area." Due to the shift of the cooktop to the west, we had to change our original panoramic window (stove not under the window) and decide on this corner solution, which we find visually great! However, in the bathroom, we have concerns that it might be a bit too dark, especially in the shower area. Additionally, these windows are only possible with a tilt function. So we would have to choose a two-part window, which again would not match the windows downstairs. We like the bathroom bright and hope to get more light through the "normal" windows. That is the reason for our decision.

I thought the kitchen planning is still to be done? ;-) As I said, before the floor plan is finalized, I would at least plan the kitchen with the [Forum]. Just so you don’t regret it afterwards.
