I tried to represent it graphically with contour lines. The highest point is in the north. The lowest in the south. Measured heights via Bayernatlas are approximately: The slope from the outermost points (property boundaries) is even 4.8 m. If you recess about 4 m building boundary to the neighbors each, it decreases to about 2.8 m. And only the possible area of the house would be about 1.5 m But unfortunately, this cannot be determined very precisely via Bayernatlas. , can you maybe also somehow get access to something like that? :)

I don’t think the previous draft from #50 is that bad at all. However, I would leave out the basement. Instead, a large utility room + laundry on the top floor. I would also like to adopt the captain’s gable. If it is allowed at that height, then I would plan it that way. However, I would divide the rooms a bit differently. For example like this:

To accommodate the slope, I would plan two steps from the hallway into the dining area. I simply compensate for this mini split with a higher ceiling in the living area.

I have to admit that I find the height gibberish from the development plan quite inconsistent. I would talk to the municipality about whether you can get a higher knee wall if you build without a basement. The question would be whether you can simply raise it up to the total height of 9 m. That would also give a harmonious look towards the neighbor, I think.
