Well, your current Plan Bungalow and exposed roof truss are more expensive per sqm, plus the exterior landscaping is more elaborate.

Smaller foundation slab, smaller roof areas without exposed roof truss are cheaper.

What view? The ground floor of your bungalow is about 1.2 m above the foundation slab of the basement. That doesn't make much of a difference.
The kitchen belongs to the garden/terrace.

Thanks as well, it really seems that building as "unspectacular" as possible is the way to really save costs... no frills... we actually approached it this way after the offer of €750,000: "how can we save as many square meters as possible so as not to exceed the costs?"



Phew, the estimates are realistic, yes. You quickly reach so many square meters...

I don't think the previous draft from #50 is that bad at all. However, I would omit the basement. Instead, a large HAR + laundry room in the attic. I would also like to keep the captain's gable. If it is allowed in that height, I would plan it that way as well. However, the rooms should be arranged a bit differently. For example like this:



To accommodate the slope, I would plan 2 steps from the hallway into the dining area. I simply compensate for this mini split with a higher ceiling in the living area.


In the attic, I would box in the knee wall up to 1.20 m if only 0.50 m is really possible there.
I have to admit that I find the height restrictions from the development plan quite inconsistent. I would talk to the municipality to see if a higher knee wall can be approved if building without a basement. The question would be whether it is possible to raise it simply up to the total height of 9 m. I think that would also create a harmonious look with the neighbor.

I tried to illustrate it graphically with contour lines. The highest point is in the north. The lowest in the south. Measured heights via Bayernatlas are approximately: The slope from the outermost points (property boundaries) is even 4.8m. If you each retreat around 4m building boundary from the neighbors, it decreases to about 2.8m. And only the possible area of the house would be about 1.5m.

But unfortunately, this cannot be determined very precisely via Bayernatlas. , can you perhaps somehow access something like this? :)

No. I actually only discovered the neighboring house through “search.” I can only do floor plans myself… ;) You should hire a surveyor. Or: there is a special application to determine your heights with a hose or something like that. Some people from the forum have surveyed themselves here, take a look on YouTube. The weather is still good. By the way: do you both reply under one account?

That looks sensational!! It feels spacious and the mini-split is also a really good idea to smartly incorporate the slope! How many square meters is that in total? And for the mini-split you probably need experts who know about this kind of thing, right? So that would be at least two separate floor slabs? Thanks for your painstaking inspiration! ;)
