Floor plan bungalow 140 sqm - suggestions?

The garage is not included - only the foundation slab with 8.3k...

The contact is with an architectural firm... whether all are actually architects there, or who else is allowed to draw, of course I don't know...

We only named our room concept and our wishes - but that was also wanted by them...

The construction service description is freely accessible on the internet... it is a local general contractor from near Stendal...
we are quite aware that we may still be surprised and this is also accounted for in the contingency...

And even if that seems unimaginable based on the other posts here - in Saxony-Anhalt you are on average at 1800-2000 Euro/sqm for a bungalow...
at least all offers were in that category... *ponder*

Self-performance are painting and floor work... sorry... I forgot to mention that :(

That is pointless, insofar as copyrights relate to the draft and less to its graphic representation. If you already photograph the site plan at an angle, you could have also oriented it to north at the same time :-(

Development Plan/Restrictions
Size of the plot - 1461 sqm
Site occupancy index - 0.4
Floor space index - 0.4
Building window, building line and boundary - 3 m - garage may be on the boundary (see attachment)
Number of storeys - 1 full storey
Roof shape - 22°-50° hip or gable roof

Requirements of the Builders
Style, roof shape, building type - bungalow without angle with (*sigh*) now a hip roof with 25°
Number of persons, age - 2 (29, 35) - 1 child planned
Overnight guests per year - approx. 10
Open kitchen, cooking island - semi-open / separation of kitchen from dining area by sliding door
Number of dining seats - 6 - 8
Garage - double garage with annex
Further wishes/special features/daily routine, also reasons why this or that should not be included
- Desired were 2 children's rooms, 1 bedroom with adjacent dressing room, a living/dining area with semi-open kitchen, guest WC with shower, main bathroom with shower and bathtub, and utility room.
- Separation of public rooms and sleeping rooms

House Design
Who created the plan:
- Architectural firm based on the above wishes
What do you particularly like? Why? - the separation of public and private space
What do you not like? Why? - living/dining and cooking area is too small for us; utility room door leading outside; dressing room not adjacent; no sliding door between kitchen/dining room
Price estimate: fixed price for start of construction 2022 - 252k including various special equipment (electric blinds, integrated fly screens, two-tone windows, aluminum front door, underfloor heating with cool function, 6 LAN sockets, base slab for the garage 6x9m, ...)
Painting, flooring work and exterior facilities + "rest" of the garage will be done as owner’s work
Personal price limit for the house, including equipment: 320k (without ancillary building costs + plot, as already owned)
Preferred heating technology: geothermal with deep drilling (already included in house price)

If You Have to Do Without, which details/extensions
-can do without: garage access from utility room (already removed due to the special plot), pantry (also already removed)
-can’t do without: dressing room, spacious living/cooking and dining area

Please excuse me if it is still not 100% perfect ...
