No mini-split. Simple slab-on-grade house... or, Katja?

Yes, we do. Otherwise, it would certainly be confusing for those reading along.

Actually, two base plates are planned here. The idea is to soften the moderate slope a bit without needing a real screed right away. Maybe it's also cheaper to just make one plate and pour more screed in the upper area? Depending on what is cheaper. I added a bit to the external dimensions because the knee wall at the top takes up so much space. I have to measure tomorrow. I'm going to bed soon...

I generally think that's a good idea ;) . Just kidding aside, such an elevation plan is always useful, whether for the building permit, the potential architect, etc.

The thing is called a water level. It's simply a hose filled with water. I believe there are quite good videos about it on YouTube.

For me as a surveyor, the question now is whether you want the absolute height (above sea level). That's not so easy without a surveyor. For a surveyor, that's absolute routine. It should cost around 300-500€. But with the plan, you can do a lot.

Hiring a surveyor actually sounds like a good investment! We will push that forward.

Well, that’s a good question. The expensive part about a slope compared to a flat plot is the terrain modeling. If you want to place something large and flat on a slanted surface, you have to move more fill material back and forth than if the area is smaller. That’s certainly logical. Then there are the many supports, which are not free either. The more you build into the slope, the less you have to move and support. But you will certainly never get around it completely. The roof on the bungalow is also a real cost factor. It’s simply huge. Two floors need only half the roof area (roughly speaking). A staircase is also cheaper than two roofs. The question for you is also, what do you need? 155 sqm for 5 people is rather tight if you also need an office. Yvonne nicely calculated it in #48. Actually, you need the 180 sqm. A 155 sqm bungalow will ultimately surely cost you more or just as much as a 180 sqm one-and-a-half-storey house. Prices are currently very unstable, but it feels like you’re missing 100K – no matter what you build. It only gets cheaper if you reduce the wish list. I also have to ask quite bluntly: if your budget is already tight now, how is it going to be with 3 kids? I have my doubts about that. Ultimately, we sadly cannot tell you what the companies near you charge. The only help is to ask. ;)
