We have a slightly sloping plot and were not allowed to move the garage away from the boundary because then a so-called dirty corner would have formed between the garage and the neighbor. So a narrow strip that is difficult to maintain. It either had to be on the boundary or far enough away. But this probably doesn’t apply to you because the strip is wide enough and you can maintain it. A wider and therefore shorter garage would be more practical for me, then I wouldn’t have to carry everything past the car but store it next to it. This way you’re wasting ground that you can’t use except for the split unit. No one would do that here in Munich but considering that you have to catch the street, it’s probably smarter this way.

Two notes: Why is the living room facing the street side and the stairs to the garden? I would plan it exactly the other way around. I don't find the bedroom with the dressing room optimal, and since it is only supposed to be used for sleeping and can be smaller, in my opinion it has become quite large.

And about the living room ... on the right side, to the east, is the wall to the other semi-detached house, for which there is not yet a plan, but that is the idea.

I assume you meant the kitchen instead of the stairs? The arrangement was created by our general contractor/planner, and at first we also found it a bit strange. Especially since it feels like 90% of the floor plans have the living room facing the garden. By now, we actually quite like it; this way, in summer there is a short way to the kitchen and the fridge. And especially when guests come, that is the more frequent route than to the living room. The street on the left side (west) is only a dead-end street to 2 other buildings (see the first plan in the first post).

I agree with you regarding the bedroom. We originally only wanted a small bedroom and make the other rooms bigger, but somehow it turned out this way. There is currently about 1.2 m of passage between the bed and the wall, perhaps something could be taken away here to benefit the bathroom. Does that make sense?

Latest changes (plan to follow): - Child 2 - door opens inward - Child 1 - wall slightly moved toward hallway/foyer - Kitchen/dining - the two large windows replaced by a 5m long lift-and-slide door

Sorry, forgot the DH, then the staircase where it is, of course, makes sense.

One more question to the group:
We are still considering whether to create an open ridge in the attic (so basically without a ceiling) or a normal ceiling height. The general contractor said an open ridge would look quite good in the rooms, but I am still completely undecided.

Does it really look good if the ceiling only slopes up to the wall and then goes extremely high? In the outer rooms (bedroom, kids 1+2), that would be between 3.00-3.30 m, and in the bathroom the ceiling would be 4.30 m high. I also imagine that it would be difficult with lamps, etc.? Especially if you want to install spotlights in the shower, for example?

In the hallway we definitely wanted to do it because of the roof window. But in the other rooms, I’m not really sure.

I would be interested in your opinion on this, or what you see as advantages and disadvantages.
