Overall, I really like the division UG/EG. If the [Einliegerwohnung] is actually going to be used as such at some point, I would move the door to this room in such a way that a separating door to your staircase is possible. Otherwise, the tenants can walk through the whole house. The upper floor seems a bit convoluted to me – but that is probably due to space requirements. I would move the door to K1 forward (i.e., extend the bathroom wall). Then a bit more closet fits in K1 or there is a bit more space for the door to the closet. Why doesn’t the door of K2 open into the room? I see "collision potential" between K1 and K2 also in your solution with the recessed K1 door (K1 wants to rush out, K2 opens the door at the same moment).

Overall nice floor plan design, but the bathroom above the living room could cause drainage problems, right?

I completely agree with you about the granny flat. Actually, we don’t need the room downstairs, but it just worked out that way. And yes, it would probably stand empty at first or could be used as a guest room / playroom / etc. It really doesn’t make much sense, but I also can’t really leave it out.

The office is for my wife and she absolutely doesn’t want to be in the "basement." It’s of course also nice to be on one level with the kitchen and garden. We briefly considered it, but then I have almost 12 m² more space upstairs, which I can’t really use sensibly.

I like the idea with the shifted wall/door. It makes the hallway a bit "straighter" and K1 doesn’t run right into the closet – or has space for a bigger closet.

I also wondered about the door of K2. I generally find it a bit odd to have doors open into the hallway (except for the pantry; we wanted that to maximize space). I suspect it’s due to the desk arrangement; although the desk could still be pushed further down and thus shouldn’t be a problem.

I really like both ideas and would plan them accordingly. Thanks for that.

Do you mean because of pipes that would have to run down somewhere? Or noise from the pipes?

Yes, that is directly related. You need a shaft (if you don't want to see the bare pipe), which takes up more or less space, and depending on how the pipe is enclosed, you can then hear the flushing either at the top or the bottom. It might also be possible to reroute the pipe somewhere else at the top in the floor and then bring it down later, but I don't know how that affects the increased risk of blockage, etc. I'm not an expert; I only know that sanitary rooms above living spaces can always be problematic.

I already thought something along those lines.
I believe we briefly discussed this with the general contractor once, and I think he wanted to lay it over the floor. But I could be mistaken, I will definitely bring it up again.

The drain pipe from the toilet, the shower, the bathtub, and the sinks also goes down in the wall between the kitchen and the living room. It is about 24 cm thick. I don't know how they insulated it in there. But the fact is, you don't hear a thing.
