So, my planner got back to me once again and had a few more questions. We didn’t like the draft he had with him. During the discussion, we agreed on a draft that he should now work out. I have already adjusted it based on Katja’s suggestion so that I can show here what the plan is. Not much had to be changed. The trick was to move the bay window to the side. Since we have an 18m wide plot and have to keep a 3m distance, this is possible as long as the bay window is 1.5m deep and a maximum of 5m wide. The subordinate building part may then approach the building boundary up to 2m. This will be checked again. The garage might possibly be just a carport, depending on how it looks.

Although I would not move the balcony on the bay window over, but omit it. However, it is still not clear to me what purpose it should serve (and I warn against it, or rather encourage a new planning again) that the architect receives a reworking order here. This is nonsense, like "rebuilding" a drawing as if it were a physically existing building. A plan can simply be crumpled up and put into the paper bin to be recycled, there is not a gram of heavy construction waste to be separated. So why these kid gloves (and guiding the pencil with tied hands)? – go back to Badstraße, or at least to Südbahnhof!

Yes, the balcony above the bay window will be removed. As far as I know, you are not allowed to build a balcony if you fall below 3m.


That is not possible to that extent either. Of course, he has been given the order to transfer it into his system so that further planning and all documents can be created from there. I don’t care how he does it (moving existing walls or redrawing), as long as a plan like the one above comes out.

You mean the Speis counts as a subordinate component? I really can’t imagine that, but I don’t want to discourage you. Are you sure about the openness? That’s not always an advantage.

The pantry certainly cannot be within the building setback.

That’s exactly the fiddling; I strongly advise against this sloppy procedure.

Clean code is the mother of MTBF. That also applies to heretics.

So, I took the time to inquire again about the regulations applicable to us. Contrary to the original statement from the town hall, the 68 Baunutzungsverordnung and the 72 Landesbauordnung do apply to us, but for setback areas there is a transitional regulation that refers to the current Landesbauordnung. Accordingly, we only have to keep a 2.5m distance from the boundary, bay windows (maximum 5m x 1.5m projecting from the wall) only have to keep 2m distance. Border constructions for garages and carports are limited to a maximum of 9m per side and 25sqm wall area.

Since the upper floor is pretty clear, we are currently only planning the ground floor. We have currently agreed as shown. The plan is from our planner; I only entered the last requested changes, which is why it may look a bit shifted here and there. The wall between the pantry and the bicycle garage will not be built later. The knee wall with this bay window is actually 1.5m high inside, which is almost full living space.

The hallway is a bit too big and open for my taste, but my wife looks forward to it. In an emergency, you can of course simply put up another wall there and possibly a double door. From experience with my parents, I know this door is practically never closed. A sideboard or similar could also find a place on the "T-wall" on the right side between the hallway, office, and living room.

We haven’t decided on the kitchen yet. I am moving further away from the cooking island because I mostly find the extractor solutions for it annoying. It should not be in front of the window either, so it basically only remains to place it on the wall to the pantry. The door to the pantry is possibly to be planned as a "hidden door." So the door itself should then also look like a cabinet. Next to the door, I would have a large American refrigerator. A freezer chest will go into the pantry. We will plan soon exactly where the door to the pantry will go, but that can be shifted quickly.
