Then the wall must be planned differently .. and I would forgo the door into the house at that point. The kitchen cannot be planned so practically and the dining table would be much too uncomfortable for me ... like sitting in the middle of the hall. Which knee wall is meant? To my knowledge, that is not even legitimate as edge development. What does she like about it? That it is basically "nicely open" or that you can see straight through the house from the front door? So also any strangers in front of the door.. The island or the stove? Regarding the island: then just make a prep island. I share the answer from and believe that the kitchen cannot even be planned well that easily. Just as quickly as you can move a door, you can also make a kitchen go from functional to dysfunctional.

The knee wall in the upper floor, which is calculated, among other things, from the gross floor area of the ground floor. With the bay window, there is more floor space, so a higher build is allowed on the upper floor.

The bay window may undershoot the 2.5m clearance area (for me it is currently 3.5m without the bay window) down to 2m.


The openness. We are at the edge of the village, so I would estimate those "strangers at the door" to less than one person per year. And then he sees the dining table. I can handle that. And as I said, building like that, and if it bothers, extending the wall is very easy, cheap, and quick. The other way around doesn’t work, because if there is a wall, it will of course be a load-bearing wall. Removing it is then not so quick.


Yes, I am tending more and more towards that. It can also be used well as a surface when having a birthday party or similar. I think rolling out dough there with the children is also more fun when you can approach from all sides.


What was meant about the door is that it is currently still drawn there, but we will only plan the kitchen soon, and depending on what works best for the kitchen, it will be placed accordingly in the plan.


That was the explanation why this wall is planned. The wall separates the bay window (and thus the house) from the bicycle garage. That is why this bay window part counts towards the ground floor area. That allows the knee wall to be higher than if the bay window is omitted and the whole "appendage" is called a bicycle garage. I could have simply left that info out and not drawn the wall. Probably would have been less confusing but also less honest.


That’s why it is a bicycle garage.
