.. in post 15 you still attached this ground floor plan, just without the bay window, but also with a different stair positioning, etc.


Place your sun path diagram and the floor plan with the terrace from in on top of each other again. The terrace there is not only oriented towards the neighbor. By the way, the stairs are marked in the middle of the house by the hatching or the text "Freiraum". .. I don't quite see how the layout on the ground floor is supposed to be, can you take another look?

Here is the related upper floor.
I hope the resolution is okay. Here too, the ridge direction would not fit.
If Bien-Zenker quotes their prices without extras like bay windows on the floor plan, then the house will probably be too expensive. 150-160 sqm are possible (3000€/sqm).

That's not true .. it does fit. And the location of the rooms fits as well.

... and if you want to enter the house from the bottom of the plan, then you could swap the study and entrance on the ground floor, so

as ground floor
- still integrate terrace access from the kitchen, then you can also plan the terrace at the top left around the corner)
- best to also swap the technology room and study, then the garage can be attached immediately to the right of the plan

But the ground floor would have to be rotated by 90 degrees, wouldn't it? If it stays like this, you only see hedges but no garden, since the plot is much deeper. Also no view to the right on the plan. At least upwards on the plan shouldn't be lost. I believe both letting the sun in from the south/west and preserving the view upwards/right on the plan is an impossible task.

You can enjoy the view anytime from the kitchen, then the study and terrace.

By concentrating living on the left side of the plan, you simply bring in the possible sun from morning to evening, which is especially nice in winter.
And let's be honest, how often do you really sit on the sofa during daylight hours to enjoy the view? Aren't you more likely to be in the garden/terrace during daylight hours?

And you don’t constantly look out of the bedroom window either. By the way, with a knee wall of 80 cm, you can also nicely look out from a suitable roof window.
