First floor plan – please provide criticism/tips

In the first floor plan, the "width" of the living room is 4m - which is also too little for us. We want at least 4.2m (preferably 4.5m) - fully aware that having a study/guest room on the ground floor will not be quite easy. We are currently in the process of following up on the reference to the Maxime 305 from Viebrockhaus. The room layout on the ground floor is really suitable (with the exception of the utility room, which we do not need and instead want to move the study further into "the corner").

Hello forum members,

In recent weeks we have continued to work on our floor plan and now have two competing alternatives A and B:

The following comments apply:

General
- the street is located to the east (approx. 600 vehicles per day)
- the major part of the garden is located to the west

Alternative A
- orientation of the living-dining area facing south

Alternative B
- orientation of the living-dining area facing south-west = towards the garden
- very compact traffic area on the upper floor (due to the chimney)

We are currently in the process of weighing the two alternatives against each other. It is apparent that the advantages of alternative A are disadvantages of alternative B and vice versa

- The foyer in alternative A allows direct passage to the living area, while in alternative B a "curve" has to be taken
- living area in alternative B is placed in a "cozy" corner, while the living area in alternative A is located close to the terrace / terrace doors and thus the coziness suffers somewhat

The plans are – as before – not precise down to the last centimeter but show the basic direction.

Without recognizable dimensions, it is sometimes impossible to properly classify it.

How high is the knee wall actually intended to be? Is there still supposed to be a basement?

I like Option B better in principle, but the chimney position there does not fit at all, as you always have to walk around it to get to the kitchen. And, take a look at the upstairs hallway and imagine transporting a mattress or a wardrobe into the bedroom. I think I can make out a hallway width of 82 cm there. That's not possible at all. And, why the bulge in that one room upstairs?

The guest WC with shower looks like it doesn't work properly in both options.

What you define as a disadvantage of Option B (the path to the "all-purpose room") could be solved if the access went through the kitchen, although I don't even really see that as a disadvantage. It's just that the chimney position makes it disadvantageous.

I think a planner should take a look at it.

I see the entry situations into the main living area as equally bad in both designs, namely only through the retreat area living by the fireplace towards the kitchen. In a tight layout for a 4-person family, this means: no quiet room, no retreat.

I like option B much better. However, if I were you, I would make sure to plan a direct access to the kitchen. If the budget allows, I would install 2 sliding doors to the terrace. The upstairs in option B will be difficult, as the bathroom is located above the living room.
