I can’t follow your thoughts.. be glad about the hedge! Ours is 2.50m high and the neighbor is happy.

In winter you catch the sun in the south. You can’t have everything. Regarding your concern that you won’t be able to see the sunset in winter because of a neighbor, all I can say is: you have to live with that. In winter you don’t spend much time in the garden anyway. Living in Germany, having a neighbor and 750 sqm is already pretty good. If you want a miracle of a property that has everything, then you have to build in isolation.
1.50m is not worth mentioning at all and can be seen here –

just roughly and at one stage of development – the distances are perfectly sufficient and within the norm. Your architect, on the other hand, neglected the entire south and west side. You just have to weigh things.
I started this post before you showed the property in #19 and also wanted to complain again that we don’t know everything since you haven’t shown the site plan and the neighborhood. We don’t even know the length of the property.

My opinion of your "architect" sinks ever further into the bottomless. So pure fantasy dimensions without the slightest explanation. Not committing here is also my recommendation; and I also advise favoring proven house designs over the gamble of a custom design (if the resident family has no special features, such as the mouse being larger than the 11ant). ... comes from the offer example of which house manufacturer? (I suspect Bien-Zenker, who, however, would not be my first choice in budget matters). Show the respective attic floor plan, too!

Here is an improved draft of #20 (You look away again Steinmantra-@11ant, because it should only be considered as a sketch.. Interior walls a measly 10cm, I currently have no desire to change that) The building line is being adhered to. Distance to the "left" neighbor over 5.50, so not worth mentioning. The attic can also be admired. Light will come into the place, nice on the evening terrace in summer, into the living room in winter. And you also have a view. It is somewhat generous without being too big. Privacy is given by the location of the property, so you can also plan large windows facing the street. Planting would be advantageous. The fireplace has a modest position. The staircase is an L-shape, single-flight winding. The dormer would be for the children's room above the front door, bathroom above tech, storage and utility room towards the garden. Office downstairs left, but can also be swapped with the child. Then the fireplace would have to go. It was quickly planned here on the fly. My tool and I also cannot do proper dormers, I ask for your understanding regarding the upper floor view.

The Steinmantra has nothing to do with wall thicknesses. And in sketches I even find it better if the walls have no dimensions yet, but only positions. I myself use dimensionless lines and calculate them in my head as a flat 2 dm (interior walls still without hierarchy) or 4 dm (exterior walls still without specification of construction type and formwork). The Steinmantra precisely states not to make any determinations with conflict potential regarding the wall construction of the construction company.

The only thing that would give me some headaches about the house is the question of how enough light will come into the house for me and my wife. The location of the well-arranged living-dining-kitchen area (the term Allraum reminds me of Allkauf House and that reminds me of a very tacky shop in Neuss from my childhood) is not quite ideal in that respect. It will be enjoyable in summer, in winter you have to be able to endure it.

I find the arrangement of the rooms pleasing and also the largely straight staircase – often criticized as a space waster – is a nice feature, which can be designed generously with open railings and sight lines that do not stand solely orthogonal to the steps.
The criticized storage room upstairs will prove to be very valuable. It doesn’t matter at all whether you can stand in there or not.

I share your skepticism about the budget. As a saving, I would completely dispense with the garage at first. The idea of having 2 doors into the garage is impractical anyway, because valuable space will be lost inside the garage itself. Make an outside door into the laundry room and the house technology room accessible from outside the house. A garage can always be attached later – or simply a carport. Cars from the last 20 years are capable of standing outdoors without damage or significant loss of value. For bikes, there are cheaper solutions and enough space on your property. The same applies for garden tools, etc.

Regarding the criticism of the wall format – first listen to what the architect has planned.

Honestly, I think this design is among the better ones seen here in the forum – even with the weakness of the orientation, which apparently also depends on local regulations. If I have to choose between a bit darker and a bit noisier, I will choose "darker."
