Hello! I would like to present our plans to you and would appreciate some suggestions/improvement possibilities, more specific below. First of all:
Development plan/restrictions
-Size of the plot: 707 sqm
-Slope: no
-Floor area ratio: -
-Floor space index: no development plan, like neighboring buildings
-Building window, building line and boundary
Edge development: 3 m, building encumbrance considered
-Number of parking spaces: 2
-Number of floors: 1
-Roof type: hipped roof
-Style: bungalow
;Orientation: driveway in the south, terrace in the north
-Maximum heights/limits: -
-Other specifications: -
Requirements of the builders
-Style, roof type, building type
Basement, floors: small but nice ;) No stairs (man), bungalow/country house style, no basement, attic not expandable
-Number of people, age: 2 adults, 2 children (2 and 5 years)
-Space requirement: 140 sqm
-Office: family use or home office: both teachers, so already necessary, but one desk is enough.
-Overnight guests per year: grandma often (about every other weekend), otherwise irregular friends or individual family members
-Open or closed architecture: both
-Conservative or modern construction: both
-Open kitchen, cooking island: yes, already purchased
-Number of dining seats: 6
-Fireplace: no
-Music/stereo wall: no
-Balcony, roof terrace: no
-Garage, carport: carport planned later
-Utility garden, greenhouse: children's play equipment, a little garden for vegetables, rather a natural garden
-Other wishes/special features/daily routine, also reasons why this or that should or should not be: our plot is quite narrow, dream was a bungalow and it fits well on the plot, although far from the driveway and parking spaces. We prefer the country house style, house will be red brick with anthracite-colored roof, both spend a lot of time on hobbies and garden care in the afternoon, but the children also want their fun... The large building to the east on the neighboring plot will soon be demolished and three large houses with senior apartments will be built on the site. The distance to us will then be somewhat greater, but these have three floors and partly use our street. So there is quite a bit of change in the neighborhood. The town has numerous supermarkets, drugstores, outdoor pool and schools, but no train station and no grammar school. These are located in the next larger town (15 minutes by bus/car).
House design

the layout, bathrooms, separation of living and sleeping areas, open kitchen
-What do you not like? Why? Possibly too little space in the utility room and for cabinets?
-Price estimate according to architect/planner: plot 80,000, house price 321,000 without floors and painting work but tiled in kitchen, bathrooms and utility room, we signed in April 22 and financed simultaneously, plot in rural Lower Saxony but between three large cities, incidental costs paid so far for the plot 16,500 (property taxes, tree felling, surveying...), planned further 30,000 for construction road, surcharge for deeper excavation, drainage. Kitchen Bristol from Häcker in L-shape with island already purchased and stored, 14,000 euros as showroom kitchen and only slightly redesigned.
-Personal price limit for the house, including equipment: floors 5,000, painting, electrician, tiles... 10,000, kitchen 14,000, furniture included, new sofa 1,000 and a few new wardrobes: approx. 360,000 euros without outdoor facilities and incidental costs.
Preferred heating technology: we are getting geothermal energy
-If you have to do without, which details/extensions can you do without: I think we have already done without a lot of unnecessary things. Carport for now
-Cannot do without: open kitchen, children's bathroom with shower, shutters on the south side
-Why is the design the way it is now? Developed together with the planner
-Which wishes were implemented by the architect? Bungalow, children's room 14 sqm, children's bathroom with shower
-What do you think makes it particularly good or bad? All on one level, wishes were implemented, possibly too little space for stuff?
What is the most important/basic question about the floor plan summarized in 130 characters?
We like the floor plan as it is and have already received approval for the building application. I would like to know if the space in the utility room is sufficient and if the space for cabinets is enough. We currently live on 73 sqm and have very little, only a little Christmas decoration in the basement, children's clothes for the second child to grow into and stuff for the husband's workshop, which should then go into a shed/workshop. Of course, the children have toys, but they currently share one room (11 sqm). When it is then distributed to two rooms in the house, that should be more than enough. Still, there is sometimes a little fear because many here plan much larger and include more storage space...
Would you change anything else or are we overlooking something? We have no load-bearing walls and could still move something before construction starts (even if it costs).
