I will not repeat anything about the bathroom/office situation... An 8.5 sqm room, of which 4 sqm should actually be counted as hallway space, is something one simply has to want.

- You only have the room divider to place or store something in the entire living area? Only in the corner of the dining area (the table will surely be turned 90°...) could you still store something.
- The TV is completely free in the room on the green board?
- For the window in the dining area, one could at least reconsider the layout; personally, I prefer fewer large rather than several small windows.
- Your kitchen has 3 dead corners, which are a waste of space; effectively, if there are tall cabinets on the left side of the plan, there will not be much countertop space left, probably only the counter towards the dining area.
- The passage in the vestibule will not be that generous if a coat rack (probably on the left side of the door in the plan) is to be installed there.
- Stair dimensions could also be tight; around 3 m with a landing would be quite good.

If you add everything up, you have roughly almost 25% transit areas on the ground floor with vestibule, the corridor in front of the room divider, and the part of the office as well as the stairs.

Is the budget still fixed? Because 550k could by now quite likely be tight for 190 sqm plus 100 sqm cellar.

The exact interior design for the area is not fixed yet. TV position not decided yet either. We have contacted a few interior designers to discuss furniture design and so on in detail.
Yeah, that can certainly be discussed. We are quite satisfied with it.
The kitchen is just a placeholder. As soon as the final measurements are available, we'll go to the kitchen studio.
Stair dimensions come directly from the supplier. The vestibule has shrunk somewhat, but it still shouldn’t feel too small. Our reference has always been the hallway at my mother-in-law’s, which has a gross width of 170 cm, with coat racks/sideboards on both sides. It never felt too tight to us, and we will probably be at around 220 cm.
That is intentional but also because common optimizations (different stair shapes, stairs at the entrance, etc.) are not desired by us. I mean, sure: work and guests in the basement, kids upstairs, parents in the attic, giving up one or two things and voilà, the house is 40 sqm smaller and 100,000€ cheaper. But then it’s no longer what we want. If we want to move into any house, we could just rent, which is cheaper.
Budget is all good.

These are the final plans (still without [maibaum]), which are now in the technical review. After that comes the building notification. So if we want to change anything, it’s slowly getting to the last chance.

Basement:

Ground floor:
At the corner of office/bathroom we haven’t found another solution that feels better. Whether a support beam in the open space will be sufficient will still have to be determined here.


Ground floor furnished – we are still reconsidering whether to take a large fixed glass window in the living room after all:

The parapet height at the guest bathroom is currently being checked in the technical review to see if it really needs to be that high.

Oh dear, the guest toilet is really an eyesore. Why is the solution from #78 not approved? This separation constructed by the builder from the hallway to the living room – if there are going to be cabinets there anyway, you might as well build the wall. Firstly, it is probably easier structurally and secondly, it brings calm to the house. The appearance hardly changes. The bathroom above the living area is also not very practical. Where is the wastewater supposed to go?

Even though I find the floor plan just as... special: The bathroom is above the hallway, it can run over the guest toilet. The upper floor is mirrored, if I interpret the stairs correctly.
