That just occurred to me again, at least regarding the "normal" living spaces. Okay, the 6.x m² office is unnecessary, and the circulation area is also too generous, but in general it seems to be a problem of the poor layout of the rooms. If that is not a task for a trained architect, then I don't know either.

130 cm knee wall and captain's gable do not sound like single-story to me. I would personally check based on experience. The definition of single-story varies by federal state. So e.g. in SH it is different from Hamburg and probably different again in Lower Saxony. Money does not seem to be an issue, but 200m2 plus basement is already large. Do you really need that?
