and why? Don’t let everything be pried out of you,... exceeded floor area ratio? §34 Building Code is actually rather lenient, unless you want to build a slaughterhouse in the villa district. The interior of your house is also subject to external regulations – even if it’s just that downright annoying neighbors with Rottweiler breeding live on the left, who store junk in the garden.

My mistake, but it was not possible to copy it from the original in full size. The original includes measurements. (20m * 50 m)

And this forum is supposed to save everything? Sorry, but this won’t work this time either if the "housewife" takes care of the floor plan and further planning and writes messages here every minute.

An initial post with all necessary information and an assessable floor plan would have been enough.

Then you could have said that [34er] applies here. Then show us the surrounding buildings so that we know what is built around here. Bungalow rejected because of [34 er] I cannot understand. Post the justification here.

I am simply not aware of which information you need from me to evaluate my floor plan.

I was just looking for help and have read a lot and seen that great assistance has been provided here.

The building application was rejected because the floor area of 134 sqm on one level (bungalow) does not fit the surrounding environment.

Per level, a maximum of 120 sqm is allowed.

There is no development plan.

The house definitely has to be at the front; this way, the garden actually gets enough sun due to the little surrounding development.

The view of the open field at the back is a must for us.

Since it is a nature reserve, there will be no construction in the future.

I hope I have answered everything now.

Please don't be so negative. You have been around here for a while. We like to help newcomers, don't we? I prefer to get answers immediately rather than wait for days.
