Floor plan evaluation? / Floor plan optimization?

So, I passed the time.
As I already said: I would have planned completely differently now, no city villa, etc.
An architect doesn’t deliver a well-thought-out plan in two hours.
That’s why my idea, derived from your plan, is of course also faulty and has edges and corners that don’t belong there somewhere.

And yes, I wouldn’t mind a bedroom in the northwest... especially since it has now become north.
Up there is north... I don’t have measurements. The walk-in closet is over 310 and over 240... the dining table is 220. External dimensions should correspond to yours. However, my exterior walls are 38, inside only 10 or 24.
The house is smiling toward the street :D

Search for Hausbauhelden on YouTube. The latest video. The one without the finished attic and the floor plans somewhat mirrored. At least the window layout already looks quite good.

So, I took a closer look at the one from the fairy...
Here are a few notes (some already read here) and also questions:


    [*
      Living/Dining in the north :rolleyes: (rotate the house.... also already read...)
      [*]Entrance area (I don't like it) has optimization potential, the wall on the left is disturbing (yps -> cloakroom, access to kitchen)
      [*]Utility room way too small (without basement and 4 people), also no other rooms for all kinds of "junk"
      [LIST]
      [*]almost every apartment has a basement and even if it's only 5-6 m², but in your own house suddenly you don't need that anymore?! :cool:

    [*]WHY is the upper floor smaller than the ground floor, if it's supposed to be a "town villa", 2 VG? (I think it's just missing the 7.x m² of the staircase...)
    [*]Hallway in total 20 m² too big, with staircase it's 35 m² out of 160 m² (22%)
    [*]"Bathroom tube" doesn’t please me, all fixtures lined up on one side
    [*]Dressing room practically in the hallway...
    [*]In the children's rooms, wide bed and imaginary desk almost collide...
    [*]...

Conclusion: With 160 m² all in (without basement) and 4 people, no square meter may be wasted, because you need every square meter! And for that you need a competent planner again and not a forum. Supportive and providing ideas yes, but more cannot be accomplished here.

Where are all the construction documents actually supposed to go? A small office (I only have 6 m² in our semi-detached house) or at least a "office corner" is nowadays almost mandatory..

Ideally, this would be a case for a planner, but it seems the OP no longer has any trust in one. I would look at compact floor plans from prefab house providers and even better: visit show houses. The hallway area is absurdly large in relation to the living area. And dressing rooms are space eaters. With compact floor plans, I would dream less lavishly and plan a wardrobe and strategically placed built-in cabinets, e.g. in the hallway and bathroom. The same applies to the open plan living area. I think you first need to forget the bungalow dream, otherwise it will stand in your way of finding good solutions. It helps to look at show houses to get a sense of space.
