Floor plan evaluation? / Floor plan optimization?

Is the two-story requirement also demanded? The difference between 120 sqm and 134 sqm is nothing that couldn’t be solved in planning. For city villas of these dimensions and for the planned family size, there are now countless proven floor plans; there is no need to reinvent the wheel if there are no difficult external factors.

Unfortunately, not at all. Please post the bungalow here. I can't believe there is no house larger than 120m2 GF in the area. I do not accept your argument about the open space facing north. It's not just about preferences, but also about a plan that makes sense. At least having many windows to the north makes little sense. Is there a municipal ordinance regarding building regulations, design guidelines, parking spaces, etc.? Who actually planned the bungalow?

I simply don’t know which information you need from me to evaluate my floor plan. I was just looking for help and have read a lot and seen that great assistance was provided here.

The floor plan is basically fine as it is, I already said that. A load-bearing wall of the upper floor (between the children’s rooms and the hallway) seems to be shifted compared to its counterpart on the ground floor. Are load-bearing walls needed at all in the upper floor of a "town villa"? (Normally not with a truss roof). We need: aerial photo (please without markings), cadastral extract (both with plenty of surroundings), and the bungalow plan.

And it would help to see the bungalow floor plan if it was considered ideal.

What about the construction at the back of the property?

I would have the kitchen face south and open the living area to the west. That by no means means there can't be a window on the north side.

To get a nice west garden, plan the house rectangular and set it further back. It will probably fail due to budget, which sounds quite tight.

Aerial photos and a cadastral excerpt are at least not available to us. I think that is with the architect of the construction company?! There are many bungalows but none over a net floor area of 120sqm. The building application was legally rejected, upon inquiry with the mayor of the municipality the rejection was confirmed again. Nothing fits their local image. Building upwards is allowed, building two smaller houses is allowed, but not a bungalow of this size. We also couldn’t believe it and still don’t understand it... but meanwhile we know another family who had to painfully accept this... The difference between 134sqm and 120sqm is certainly not significant but it exists and is very tight for 4 people... I am definitely looking for the bungalow
