I was looking for something like this

I am open and ready for changes, only some things are fixed and others I can't work out.

The house should be at the front because soil has already been excavated and compacted there.

And honestly, we quite like it that way as well. Yes, we don't want any change there.

I would find the sofa very nice facing the garden, but the space for placement is then so limited with 3.7m, not tiny but if the space is available...

I find a rotated kitchen line quite attractive.

Would you actually rotate the house once counterclockwise so that the staircase is at the top of the plan?

And what do you think about the bedroom in the northwest then?!

I would really like downstairs, the terrace idea is also great.

Yes, I have. And again yes, the bungalow is no good if I see that 60s hallway approach. Regarding the plans. I’m almost only online via smartphone and can’t really see much. But there are surely 937,268 floor plans that work and can be adjusted. You have no specifications/restrictions and could easily take a standard 10x10 floor plan. Done.

Dimensions are okay as far as can be seen, proportions too. Otherwise, I would have explicitly excluded that. The layout is standard (except for the approximately 40 cm offset of the mentioned walls). Any official instruction outside the laws is illegal, and aside from contradictions, nothing else but arbitrariness has become apparent here, which is why the bungalow is being denied (may be compliant with regulations), whereas the "city villa" should be possible (that would then be at least arbitrariness and not permissible). Exactly that was apparently done, so where is your problem? :-(

Ok, such "restrictions" actually belong in the questionnaire. Provide us again with the neighboring buildings, at what height for example the house to the west is located (which is perceived as disturbing). Please Google! I'll draw something during the second soccer game.

Well, disturbing is relative

The neighbor to the west has his house starting at 18 meters, the neighbor to the east at 8 meters

You have put yourself out of play due to ignorance. Now they want to start here with the basics so as not to make the same mistake. Then you just say I only want my floor plan to be evaluated. Then I'm out of here. In my opinion, all conditions should be known first. This includes the determination of the basics. I like to start with the location of the house on the plot. Where does the garage go? What distance rules apply to parking spaces? etc. Thank you for your patience. Normally, a plan comes from the questioner where you don’t have to fiddle around for ages to see how the house is actually situated. What do you think if there is any regulation from the municipality, you haven’t read it and immediately have the next rejection. Everyone as they like.
