where a) on the site plan and b) in the design the south side is? The side facing the street is towards the northeast and the garden side towards the southwest.

I don't fundamentally think a master suite on the ground floor is wrong. In other countries, people like to build that way (but usually with more children's rooms upstairs). I have a house in Chile where exactly that was planned, also with a large glass front facing the garden and terrace. That we moved it upstairs is due to our personal preferences, but the suite downstairs would certainly have worked. The question is rather whether the remaining space upstairs can then be used sensibly. If the requirements, for example, state "office/workroom not necessary," that naturally becomes more difficult. In our case, part of the space upstairs is sacrificed to a gallery; overall, we have 6m of air space above the entrance/hall on the ground floor. I would choose that again.

But it is not enough here to just shift things a little here and there. First, the building law requirements must be clarified. See the assumption with 3-story construction and pseudo slope, i.e. terrain elevation or lowering, thereby requiring clarification regarding neighboring properties, etc. Then garage positions .. there was talk of 3 parking spaces or even garages.

From the pictures of the old house (page 8) I deduce that the garden is about 80 to 100 cm higher than the street, and the current basement floor is only a maximum of 50 cm below street level. The current house therefore has two full floors (and a developed attic) plus a basement (effectively a semi-basement at the front). This makes the plan under discussion quite reasonable, as only a small embankment under the terrace would be necessary, which can then slope back down to the garden.

The building law requirements are met. Only one garage is planned. One parking space in front of the garage. And one parking space on the other side, where the parking lot is now. The parking lot is currently 6 m wide. It will be narrower because of the entrance to the [Einliegerwohnung], but it is still enough for one parking space. We have no problems with parking spaces here; there are enough here because of the factory.

Basement floor only 50 cm below street level?


I dare to doubt that. There are 7 steps up to the front door.

And a new basement would definitely have to have living room height and be insulated accordingly.
