One more question: is the position of the entrance mandatory? If not, I find it suboptimal where it is now. I would prefer to have it accessible from the parking space. This could also be easily realized by swapping the kitchen and the living room: remove the guest WC there, place the entrance there, and put the guest WC in the niche next to the stairs, if they are to remain as they are now (if space permits, I would prefer a landing staircase rather than that strange double-winded form).

The entrance where it is now consumes unnecessary circulation space.

Overall, I would reconsider the positioning. If I see it correctly, the terrace is currently on the right side of the plan, so to the east. However, if the house is positioned as shown in the site plan, there is only a small strip of garden there. This means the terrace borders directly on the path that is drawn there.

I would orient more towards the bottom of the plan (south?), basically rotating the house 90° clockwise. Then you would have the terrace on the side with the larger garden.

    [*]What do you not like? The strip “usable area” to the left of the garage bothers us, here we have no idea for reasonable use apart from garbage cans. The stair solution is rather unpleasant, it was chosen because of the HAR and the two children’s rooms in the upper floor
    [*]Price estimate according to architect/planner: Land: €140,000 including ancillary purchase costs. House + incidental costs: €300,000 (only essential work planned for the outdoor facilities)

The design was created according to our wishes. However, due to the short planning times, there may have been errors or oversights.
What do you think makes it particularly good or bad?

The design takes all wishes into account. Overall, the terrace area is somewhat large, or rather the concern is large that there will be little garden available.

Do you really want 40cm railing height on the upper floor? Especially in the children's room, I would find this too dangerous.

Well, the area under the roof is relatively large, so we plan to implement 2 "living rooms" and 2 small storage rooms. Together with the garage, that should work. Since we have had only one cellar room with 10m² available for "stuff" for years, that is okay for us.


The circle marks our plot. However, the access and garage driveway are from the "main street". The entrance is oriented towards the north, the terrace towards the south.


I am afraid that is how it is supposed to be. A pity, really. Are there no other possibilities? We lack creativity here..


A full staircase, underfloor heating, electrical wiring, etc. is already planned.


We also have concerns here and hope for space in the utility room for a closet, together with space under the stairs and a small cloakroom near the guest WC.



Maybe we can still move the door here... We will definitely think about this again.


We positioned the entrance there because we prefer access from the street. This is due to the detail that the access to the dead-end street goes over a (not visible here) speed bump. We don’t want to drive over that every time. What do you mean by "circulation space"? For us, that area is more useful for greeting/farewell, etc.


The terrace is oriented south and extends "around the corner" to the west. The entrance is oriented north.

Overall, we hope for further impulses, as due to the short planning time we may have overlooked details. We find the usable area of the plot unfortunate and feel that besides work it serves no purpose :-(

Utility strip from front (north) to back (south): Pave everything up to the garage. Trash bins next to the garage. Behind that, a rose trellis with climbing roses on the wall, finally an original pile of stones with sand for lizards and low-maintenance rock garden plants. :)

Thanks, hanse! I had to measure again. We only expressed the desire not to have bars in front of the windows. Measuring showed that the bottom edge of the fixed window part starts 40cm above the planned screed. Overall, we then have about 80cm "fixed," which is okay for us.
