Other side, base protrudes 7 stones from the ground. Basically, I would suggest only rejecting the assessment of the client and planner, who know the situation on site from their own observation, if it can be proven concretely based on the provided material that they are wrong, not merely on suspicion. As stated: "The legal building requirements are met."

The building law requirements for the [Einliegerwohnung] are in place. The basement will also be insulated accordingly.

But somehow the whole thing should fit. And here I refer to my remarks in ;) .. The paved area should somehow correspond to the street level. That means there will be quite a lot of excavation on the other side. And accordingly, the neighboring property must be secured. That also takes up space.

And then there are the points:

    [*] Basement for the main house only accessible from the outside

    [*] The size of the upper floor .. sleeping in the ground floor yourself, when the children move out, you have huge rooms there. That means the idea of being on one level is somehow not consistently thought through.
    [*] Garden location .. in any case, the representation does not match the existing plot.
    [*] Granny flat and window sizes .. that doesn’t look very impressive and with a north/west orientation it won’t be very bright either.

I am neither a master builder nor an architect. But if it works with a 110-year-old house basement, 2 floors, and also an attic conversion, then I don't understand why the planning shouldn't work with the new house without an attic conversion.

Basement for the main house: true, it needs to be changed. The bedroom on the ground floor must go to the upper floor if I want a bigger living room. But I like the garden side. However, we are considering shortening the terrace. The granny flat is not particularly bright, but it is also called a basement apartment. I don't see another solution for the granny flat on this property.

Because you have to support the excavation of the property in such a way that the neighbors do not suffer any damage.

Have you asked if you are allowed to do this? And have you also factored in the costs?

From my point of view, the planning is still wishful thinking.

We can discuss this here until the cows come home, but we will not reach a solution because 1. we only know the local conditions from pictures and 2. we are not architects who 3. can clarify with the development plan and building authority whether this project, as planned so far, would even be approved.

Not to mention the price.
