Floor plan draft - What do you think about it?

Lohnen comes from reward... You know if something works when you try it out.

But this really has nothing to do with a desired room program and its implementation in a functional floor plan design.

Development plan/restrictions:
There are no building regulations and building windows. This means we have to blend in with the immediate surroundings. The neighbor on the garden side: factory, specifically a warehouse without noise, in a fairly modern style. On the street side, we have to stay in line with the neighboring houses (distance 1m 80 cm).
Size of the plot: 441 m², plot depth 22.5 m, plot width 20.5 m.
Whether it is a slope, I cannot say anything about that; maybe it can be seen better in the photos of the old house. The house will be demolished, 100 years old. Condition poor.
Number of parking spaces: 3

Requirements of the builders:

Style, roof shape, building type: modern, log house, hipped roof. I also like shed roof or flat roof. According to Rauthaus: but the municipal council must approve. And that is ???
Basement, floors: basement, 2 floors
Number of people, age: 2 adults each 37 years old + 2 children: 13 years old + 9 years old
Space requirements on ground floor, upper floor: ground floor wish: living and dining room, bedroom, bathroom, dressing room, guest toilet, storage room. Upper floor: 2 children's rooms, guest room, bathroom without bathtub
Office: family use or home office? no
Guests per year: 4 people (each 2x2 but not simultaneously)
Open or closed architecture: open
Conservative or modern construction: modern
Open kitchen, cooking island: yes
Number of dining seats: 8
Fireplace: yes
Music/stereo wall: no
Balcony, roof terrace: would be great
Garage, carport: garage (we have planned it on the side where the entrance of the old house is, adjacent to the neighbor's garage)
Utility garden, greenhouse: no

House design
Who is the planner:
-planner from a construction company
-do-it-yourself by you
What do you not like? Entrance area, hallway, living room too small, appearance
Personal price limit for the house, including equipment: 400,000 €. Own contributions: interior finishing including interior plaster + window installation, construction of the garage
Preferred heating technology: no 100% decision made yet

If you have to do without, on which details/extensions
-you can do without: bedroom and dressing room on the ground floor
-you cannot do without: small children's rooms. But I am open to everything if the overall picture is right and practical.

Doesn't look like a hillside location. Seems rather quite flat. Is there already an elevation drawing of the property? The architect needs that for planning.

The builder measured the property himself. Unfortunately, I do not have the measurements. According to the report of the old house, the surface condition is: flat and horizontal.

Confused? Because on the plan: it looks wider than deep. Is the plan oriented north? I assume so. The narrow plot is basically below the path to a garage and belongs to whom? And this is the entrance where you suggest putting the garage? So the house on the right will be removed? ------------------------------- I don’t know how your planner comes up with this option: Especially, where are the garages supposed to go? ... Because the street side is on the right and this front with the patio door etc. faces the neighbor - right?

Plot raised and actually it is already a 3-story house. I don't know how that is supposed to work.
