Please stop with the repeatedly mentioned suggestion: Throw the existing plans in the trash and take your requirements to an architect. There are beautiful solutions that fit the property and fulfill your wishes (e.g., bedroom on the ground floor realized through a staggered floor). In my opinion, the design was copied from another project without considering your property (there was probably also a slope there...).

Thank you very much. The demolition (also no historic preservation) was already clarified with the building authority in advance. We have been living in the house for 13 years. It was also very difficult to decide to demolish the house. Unfortunately, we haven’t found anything suitable in the last 3 years. Small town, few offers. New development area only with leasehold rights. Costs for demolition: approx. 30,000, we have to gut it ourselves. The condition is poor, therefore no renovation. Despite the factory, it is a great location for us. We have to invest a lot of money, effort, and time into the project, so everything has to be right.

By "Abtragen" it is not meant "Demolishing the house," but rather removing parts of the property towards the right neighbor. Otherwise, the granny flat cannot really function properly, or rather, that is how it is drawn. And, if earth is removed towards the neighbor, what remains towards the neighbor must be supported.

Whether it is approved from a building law perspective or not ... Either way, it will be a very dark house with a... You have to let it sink in... Basement apartment, which is a hole. These 19? sqm living room minus hallway ... Who wants to live there? The view from the few windows looks onto the cars... Living room and bedroom on the ground floor are dark due to a trendy roof terrace. I don’t find the floor plan without a roof on the ground floor bad; upstairs you can create basement replacement rooms. Terrace on the ground floor planned a bit deeper, you can create adequate rooms for a basement...

We are now also considering making the terrace smaller and not along the entire length of the house. Thank you all for the criticism, comments, suggestions, and honest opinions. We will reconsider the project and have it changed.
