But I would also find a completely different orientation of the rooms and the house nicer, living rooms more towards the south, home theater somewhere on the north side, possibly not square with more garden/windows on the SW-SE side or something... but that depends on the property/the surroundings.

It is a calculation value for computing. Not a fixed factor. So it doesn't matter if you calculate 10 sqm more or less. It also varies depending on the choice of the general contractor, architect, or region.

You are "almost mid-30s." Many of those you are discussing with here have a bit more life experience under their belt than you. Many here are building their second or third house. They do not rely on their childhood but on contemporary equipment. And yes: this is not about taste at all, but about house equipment that should at least distinguish itself from social housing. And you don't do that with a fireplace where you drink wine with friends. This is about daily and practical usability.

Yeah, or sitting by the fireplace with a glass of wine every day. But that is leisure... to each their own, I just say. Both are extremes that a normal citizen with a normal 8-16 job simply cannot live.

We are not discussing a luxury item here, such as whether one absolutely needs a Bora Professional instead of a Neff cooktop. We are talking about additional costs of a maximum of 3000 - 4000 euros (with upscale equipment) for a matter of course in home construction since the late post-war period. More on the level of a question like "do you need a shower or is a bathtub enough?" But whatever. Everyone is different, and so on. However, as already mentioned, I would advise preparing for drainage and supply lines. That is an additional cost of maybe 500 euros maximum.

Well, good sound is not only Transrotor with van den Hul, Burmester, and Apogee – room acoustics also play a role. Actually, everything except pentagonal rooms is a disaster ;-)

Name the arguments why a bedroom in the east is nice? I do not know your daily routine, but if you get up in the morning during summer, you do not pay attention to it. On weekends it is already further away, namely towards the south. In winter, the east does not matter, just as the west does not, when it comes to the position of the sun. For bedridden people, but you are not, as you said, the east side is perfect.

This is definitely not true in such general terms. We have a bedroom window facing exactly east and I would not want to miss that at all. We benefit from it almost all year round except around June, either during the week or on weekends. The question, of course, is how important that is to someone, and that is very individual.
