Exactly. For the standard request "open living kitchen space, guest bathroom, utility room, three bedrooms, office and bathroom with floor-to-ceiling windows and normal facade," you don't really need a custom-made solution. It's modular. Even if you consider yourself individual, you are not really so when it comes to housing needs under 1.5 million.

I would agree with that. Whenever there are special features and the standard floor plan does not fit, in my opinion, the way to go should be the architect. Special features are not supposedly "higher demands," but can be quite mundane, e.g., a difficult plot with a northern orientation/slope, a third or fourth child, two offices not next to each other, a home cinema room. Just to mention a few examples from recent neighboring threads.

Gyrofocus fireplace... that really needs high and large rooms to have an impact. Don’t know if it wouldn’t overwhelm in a 15-20 sqm living room corner with a 2.60 m ceiling.

For a long time, there was silence regarding the thread I created, also due to the intensive search for planners and companies. We have found an architect and planned our floor plan with them. I would like to thank you again for the many tips. We have taken some of them to heart. We are very satisfied with the design, which includes all our wishes and will also stay within our financial framework.

I would have to change the title of the thread because it is now only about 146 m2. The technical room (HAR) with the heating system (geothermal and hot water storage) was realized outside the actual house and the actual foundation slab to use the space more efficiently inside the house. To better accommodate the guest WC, the southeast connection of the kitchen was omitted. The guest WC was now equipped more extensively than previously planned. It was not even planned by us :D

We have abandoned our desired fireplace. The chimney shaft is not drawn on the plan. It is located in the living/dining area on the interior wall to the bedroom. Approximately 1 m above section B.

The ceiling will be insulated as a wooden beam ceiling, clad with gypsum boards.

The roof will be constructed as a purlin roof with a simple truss with a pitch of 22° and covered with matte anthracite clay roof tiles.

Everything else relevant should be visible on the design.

We would be happy to hear opinions on this design again from anyone interested.

I don't like the layout and placement on the property at all. The area marked in red is wasted; you could place the house there and accordingly move away from the neighbor's southwest side, so you wouldn't have to stick so close with the terrace. In your plan, the home theater has the best spot on the property. A living room or kitchen-dining room with large southwest-facing windows would be much better suited here. Feng Shui experts will be horrified. Living room = pass-through room, bedroom = pass-through room with 3 doors. But go ahead and draw in the furniture in the kitchen and living/dining area so we know how you imagine it.

I don't want to say anything about the floor plan, as I also didn't like parts of mine :-) Since we are also building a 138 sqm bungalow in the south of Berlin, I can offer you to take a look at it. Maybe you can take something from it or say, no, I definitely don't want that :cool:
