First of all, the basics:
convincing arguments that would convince me of a ventilation system (whether central or decentralized)
There are more than enough discussions about this here in the forum. The search function at the top right is your friend.
But ultimately, it’s your decision. It is still allowed without one.
We do not want a second toilet.
That is also clearly explained in the first comment.
You can basically write a lot in your comments, as we do too... but is it correct?! You see many things differently, sometimes "blinded," sometimes dreamy... We are here to point out already made mistakes in houses or experiences. And believe me: my partner and I don’t need a T, no privacy screen, and are otherwise healthy. But a second toilet greatly relaxes the daily schedule and morning routine, and thus life in the house. You don’t have to rush or wait... if the bladder is full, then you go into the shower? Oh no...
Again about something regarding the neighboring plots. They don’t show up here.
Yes, why not? Before I read the text, I want to see a drawing. It can also be a sketch in a notebook.
It’s open and with wood. Please google "Gyrofocus" and "fireplace" together. It doesn’t have to be to your taste ;) We like it.
It’s not about taste, but I really like it too. The thing, including chimney and structural efforts for the wooden ceiling, will probably cost you about 20-25,000€ (if the fireplace costs 15,000€). And are you aware that you may not be allowed to operate it often?
We want it like that and also find it very nice at friends who built this way.
Many people have nice things, but you are building differently. Surely they also have a different room layout/house, etc... many things can be nice, but you don’t have to have them.
no load-bearing walls
Who told you this fairy tale?
First of all, I think you should try to get the maximum out and then make compromises.
Completely wrong approach: cutting out desires is destructive and makes you sad. Deleting a floor plan on the computer is also destructive ;)
The T-wall will remain.
No one told you to give up on it either.
We would like the bedroom facing east.
Why?
Are there other arguments for other planning possibilities?
Tell us the arguments why an east-facing bedroom is nice? I don’t know your daily routine, but if you get up in summer mornings, you don’t want your eyes open for that. On weekends it is already further away, namely towards the south. In winter, east doesn’t matter, just like west, regarding the sun’s position. For bedridden people—although you are not, as you said—the east side is perfect.
Thanks, we will probably take note of the 60 cm depth.
Great!
Important to us are floor-to-ceiling windows in the living area and window heights up to 35 cm below the ceiling.
I took this into account in the simulation. But honestly: where do the 35 cm come from? ;)
More towards the lower corner at the HTR or upper corner at the bedroom or centered at the bath/kitchen? Then I don’t quite understand where you would plan the bedroom/bathroom/dressing room/technical room.
Honestly? Since you won’t move away from the scaffold of the 15x15 villa anyway, why should I bother thinking about it?
But I quickly drew a house with the room program and orientation.. that would be the starting point for me.
That means the southwest corner already has the neighbor’s house front or the fence in front of me.
Welcome to the neighborhood. You are one of them now :)
or hedge to look at.
Is that so bad? You pick the hedge yourself...
Our property is almost 33 m long.
Great format!
There is already a spot on the lawn to escape the not-so-large shadow of the bungalow.
That’s true.
I prefer enjoying the west sun in the upper left and look in that direction while eating.
The west sun behaves like the east sun.
