Whether it will ultimately be rated negatively or positively is something each person can decide for themselves.
Generally: I only "skimmed" the history, but if the signature was made on April 30th, you can’t expect the final floor plan three weeks later. It doesn't read as if there have already been numerous appointments, floor plans drawn, and the signature was finally demanded after the sixth appointment. So the brainstorming by the contractor only began on April 30th.
[*]I saw a very oddly shaped plot. The house entrance is basically around the corner of the house. But strictly speaking, you are flexible there...
[*]I wouldn’t want a humming heat pump (they don’t get quieter over the years) near the dining/living wall any more than a spinning washing machine; the technical room therefore belongs somewhere "in between" (bathroom/utility room/...) or relocated to the farthest corner of the house
[*]The 2 m² in the utility room right in front of the window can hardly be used. Even a 30 cm shelf protrudes into the window... And exactly there all the supplies should be stored on properly deep shelves. Washing/heating/storage, all on 11 m², hmm. Will the potatoes then smell like detergent...?
[*]The wardrobe is too small. (If the floor plan is basically to remain as it is, I would make the main bathroom smaller (can be optimized) and reserve the entire wall for wardrobe/shoe cabinet etc. You have no other storage space. (There is no ladder to the attic here for seasonal items (Christmas/Easter etc.)
[*]I read that the small office had to be sacrificed, just like the access from the house to the garage and the L-bungalow was also dropped! Why?
[*]Maybe the kitchen could be moved "forward" (living/dining is deep enough) and then shaped into a complete U, so you could "hide" the heat pump behind it... but then you would have to do a complete renovation, you know...
[*]You can never have enough closets. I would try to find space for 2-3 m of closet in the bedroom
[*]The end of the hallway (Child 2) is or will be dark, small improvement --> glass door into the living room
[*]...
As I said. You are just at the beginning of the planning and not on the home stretch yet.
Now I have to mow the lawn... ;)
Well, very odd... I would rather say special ;) ... but nice and big :)
Regarding your comments...
I gladly pick up the hint about the heat pump and will inform myself about it more thoroughly... my last knowledge is or was that the heat pump has 50 decibels... like refrigerator noise...
We will probably have to visit our friends again (built with the same general contractor, so we assume we will get the same heat pump)... but last time we didn’t even consciously notice the noises in the utility room... well... we were also talking...
Otherwise, if it only gets louder over its lifetime, that’s probably the least problem - our ears don’t exactly get better over time either, rather worse... ;) ...
Nevertheless – see above, I will look into it more precisely...
Regarding the washing machine... phew... I often read the drama about this noise here... ours is now 5 years old... stands in the kitchen... the living room is about the same distance (by the way, it’s running right now)... can I hear it when spinning – yes... minimally... with open doors – if I pay attention – without the TV running... my beloved doesn’t hear it at all... (probably more out of fear of having to unload it later ;))
But well... everyone is just differently sensitive to noises :)
Potatoes are supposed to smell like detergent?! ... oh come on... now this is getting a bit silly... ;) ...
No space is probably also exaggerated...
And the attic ladder is drawn in the corridor... you surely overlooked that when you only skimmed the thread... access to the attic is therefore available... so the Christmas decorations will definitely find their way to the roof and back down ;) ...
The wardrobe issue... yes... what can I say... actually I didn’t really want a separate one :) ...
The office had to disappear purely for pragmatic reasons... the other rooms had priority and then there was no space left for an office... twice a week I can also sit at my husband's desk (or as now lie on the couch with the laptop *oooups*) and until a child comes, I can still use the nursery as an office...
The access from garage to house was, like pantry and office, a nice-to-have – because of the special plot, that was then discarded... now we’re considering whether to even build a garage at all ;)
Why no L-bungalow?! ... simply because maybe we wanted a rectangle?! ... ;)
A door with glass inset will come, but probably isn’t absolutely necessary since the door to the living room will always be open anyway... otherwise the two cats will protest... :-o ... and I definitely don’t want to risk that – they are not only persistent but also loud when displeased (by the way – louder than the washing machine) ... :-P
Otherwise, we have experienced that a switch can also help in case of darkness ;)
I understand your comments... though they are quite subjective... so please forgive me if I don’t necessarily follow them...
Apart from that, I signed the contract already on 04/22/21 ;) ... without having received a prior drawing... might be unusual but I still had and have a very good feeling about the general contractor... sounds strange, but it is so... ;)
Between the first draft posted here and the current one, various changes have gone through the architect’s office, as mentioned... so I would dare to say we are not at the beginning, but on the home stretch ;)
But still – thanks for your hints... the one about the heat pump might not be so bad after all :)
