Floor plan bungalow 140 sqm - suggestions?

Ok, you can also call the property special... What I just saw (old plan, which you didn’t like at all....) I had thought something like that too. Utility room behind the kitchen, then the heat pump is also far enough away...

Access to living/dining/kitchen is definitely better there ... closer to the kitchen. You don’t have to go through living/dining to get to the kitchen ... and if you want to go from the kitchen to the utility room in this plan, maybe integrated pantry, you can also easily put a door there ... In the current plan the kitchen is hiding too much ... (OK, I don’t see a sliding door either now, that would need work ... wait, stop: I see the dashed line there - insert wall, put sliding door on the short straight piece, change door hinge and done. Fits nicely.)

WC/bath can be smaller and should be optimized.

Also the clear separation by the second door in the hallway is given. (That way the private area is then completely dark --> sleeping/dressing should be planned differently so that a narrow hallway window can still be placed on the N/E side...)

The wardrobe is even twice as big. What does "no separate one at all" really mean? Where are the clothes/shoes ... later maybe stroller etc. supposed to go?

Regarding the entrance with the recess: This saves you the entrance roof. Otherwise I see 3 options. Roof from the Bauhaus, something fancy (expensive) from the metal or wood builder, or you extend the roof here 1 m further out ... definitely plan for that ... or none at all ...

Generally about the bungalow, rectangle or L? Of course you could take a simple rectangle, but an L is much better to plan.

About the utility room generally and the size of 11.6 m². We currently have one with 8.3 m², also with 2 doors. (It’s a passage from basement anteroom to garage). There is the heat pump, washing machine with cabinet over (detergent, cleaning supplies etc.), 3-compartment laundry sorter, 1 utility sink, media (fresh water/sewage, electricity connection...) oh yes and a FlexBox on the wall (internet/network distribution, SAT connection...) ... and the room is basically full. In yours, there will be added: electricity meter cabinet (we have that in the basement anteroom), presumably heating circuit distributor (or where planned?), additional supplies, then drying rack (or do you have a dryer?) ... freezer/fridge chest ... normal vacuum cleaner / built-in vacuum cleaner (or vacuum robot)...

Brine line to the heat pump over the floor slab or along the ceiling?

And of course you can implement the current plan. The other one shows a significantly friendlier entrance/hall area. The utility room seems (to me) somehow like a foreign body between the hall and the kitchen.;)

Hello everyone :)

I also wanted to give a little update ...

At the end of April this year, our house construction finally began, which I had longed for so much while heavily pregnant :)

Unfortunately, the start was a bit bumpy and the foundation slab was almost poured mirrored o.O ...
Luckily, my mom noticed it just in time, so there were no further problems/delays ...

The shell went up relatively quickly, even though there were initial supply difficulties with the bricks for the interior walls ...
But in no time, the roof truss was in place, and then began the long wait for the tiles, which finally were delivered at the beginning of June ...
However, it took almost 3 months until the roof was completely covered -.- ...
In the meantime, on 10.05., we proudly became parents of a beautiful daughter ...
In the following weeks, the front door and windows were installed, the rough electrical and plumbing installations were made, the interior plaster was applied, the heat pump arrived, the screed was poured, and the drying phase began ...
all without problems ...
Then slowly but surely the first little "problems" started ... :(

The team for the brine system arrived and after 60m found that they hit solid rock ...
In the meantime, the connections were laid and there was a temporary power outage, which caused another delay for the drilling ...
Since the meter had not yet been installed by the primary supplier, the construction power box had to be brought inside and connected ... the problem here was that both the general contractor's electrician and the electrician who provided the box actually had no time ... after four days, however, the box was finally reconnected and the drilling team could continue ...

The tiler came and wanted to start, but the drywall in the bathrooms was not finished yet ... so he left again and the drywallers had to come ... luckily, they came quickly and completed the pre-wall installations ...
In the meantime, the painter had already started sanding the walls and applying fleece ... and was complaining about the plaster o.O
The tiler came back again and had to find out that unfortunately too few tiles were ordered and that there were deviations with the shower partition ... so again, some delay here ...
The electrician came to install small things and the network components and reported that a part for the electrical box was still not available/deliverable ... but this was apparently urgently needed ... I have already forgotten the name of the part again :(
The kitchen was measured and it was found that the connection for the dishwasher was not laid -.- ...
It was forgotten by the studio to include it in the installation plan ... so big drama and there was talk about having to redesign the kitchen ... luckily, the original plan could still be saved and only a smaller waste system had to be accepted ... at the same time, we were informed that the oven was not deliverable or it was unknown whether it would come this year ... alternatively, the same oven in stainless steel was offered, but we did not want that for aesthetic reasons ...
The exterior plaster was supposed to start then as well, but the electrician had not yet connected the heavy current because he did not expect such an "early" start by the plasterers ...
So they left again for the time being and the electrician had to come back "off schedule" ...
In the meantime, the painter is so far along that the first coats have already been applied in two rooms, the bathrooms and ceilings are finished ...
The rest will be done when the floor is in ... they are expected to pour the leveling compound by the end of next week and the final installation of the sanitary facilities will start on Monday ... whether the furniture has already arrived, the installer could not tell me on the phone ... so I will be surprised next week ;) ...
The kitchen will be installed in three weeks ...
The exterior plaster will also be completed within the next two weeks ...

Then the interior doors, the final electrical work, and the flooring are still missing ... so finally approaching the end ... the house is supposed to be handed over in calendar week 45 and we can celebrate the first Christmas as a family in the little house ...

My expert was on site almost daily and recorded everything for us in a sort of diary ...
So far, only one notice of defects has been issued to the general contractor; many things he was able to have corrected directly by the trades on site, although he repeatedly says that the trades have really delivered very good work so far ...
By the way, my expert was the very best investment ever ... he took a lot off my plate and supported me super well ... especially because sometimes women are still not taken seriously on the construction site and I could only be present to a limited extent due to the birth ...
I am so incredibly grateful to this person ...
But my parents also supported me wherever they could and took a lot off me ... since they also live in the same residential area, they were on site anytime and could clarify things ...

Without my expert and my parents, I would surely have gone crazy and not survived the house construction ... building a house in itself is already exhausting and nerve- and time-consuming, but building a house with a newborn is a whole different level ...

The floor plan remained as last presented here ... the only thing that was dropped in the meantime was the foundation slab for the formerly planned garage ...
The heating system is now on the wall to the kitchen and not to the living/dining area ...
Whether or not you still hear something from it, we will see ...
There is still enough free space for shelves in the utility room ... in the end, the multiservice panel ended up under the window ...

The additional costs were absolutely reasonable. The earthworks resulted in additional costs in the three-digit range, the drilling through the solid rock in the low four-digit range.
The changed interior and exterior plaster also came to a low four-digit amount each, the half-height masonry shower wall was also in the mid three-digit range, so the additional costs add up to under 5k, which I personally find great.
Not included are, of course, the customizations for flooring, electrical work, and sanitary facilities, which in turn were more than estimated but covered from equity. Here we are at just under 20k. Cost drivers were the sanitary facilities or equipment with just under 12k.

The connections were also surprisingly cheaper than stated in the cost estimates and thus are also below my "calculation."

Fortunately, we were spared from price increases due to corona or Ukraine ... as mentioned, not from supply difficulties.
All in all, according to my expert, the construction went super smoothly. There were no major problems with the general contractor and the trades. The reported defect was remedied without any issues.

I will still be crossing my fingers a hundred times when we finally have this behind us and the apartment has been handed over as well ... :p
