How long does the price guarantee apply for you? If you don't have a floor plan yet, it will still take a while until something happens on the property.

The building permit must be obtained and the [Bemusterung] completed by 30.04.23. Everything after that does not matter.

We really like your floor plan with the north terrace. The garden plot looks relatively spacious for our needs. We just don’t quite understand how the staircase is supposed to work. Do you go up from the living room? Otherwise, wouldn’t you end up walking into a wall upstairs? Do you think it would be possible to move the staircase into the hallway, move the utility room next to the guest bathroom, and accordingly enlarge the guest room with a bay window? Upstairs, the floor plan might then look similar to the one with the south terrace, I think. Or would that probably not work?

Yes, I can try a bit tonight to see if the staircase can go back into the hallway if you add a bay window on the north side. However, that is quite a price driver.

After some puzzling around, I keep ending up with something like this:







Maybe it's better to leave out the hallway door on the ground floor and just make an opening. However, in my opinion, the entire hallway then seems restless and untidy. On the other hand, the door is probably always open anyway. The box is pretty huge and the 25K bonus is probably already maxed out if not exceeded. Trash it or keep fiddling with it?

We find it quite promising. We could imagine making the storage room adjoining the garage narrower at the front and instead moving the guest room, WC, and utility room forward so that it is flush with the front door. Would that make sense?
Furthermore, we wonder if it would be possible to narrow the passage to the kitchen, dining, and living room so that there is a bit more space for the kitchen cabinets. I think a passage would be sufficient for us. I can’t think of a situation in which we would need to close the door. Or do you think the passage would then be too narrow?
For the two doors marked near the stairs, perhaps just a passage would also suffice, or the door to the garden could simply be a floor-to-ceiling window. We have a large access from the living room anyway.
How big would the pantry be approximately in that case? If I understand correctly, that would be the space under the stairs plus the area to the right of it, right?
What is generally the advantage of a bay window compared to a recess? Are these purely financial issues or also aesthetic?
We would like to install the photovoltaic system on the west and east sides to be able to use as much electricity ourselves as possible. Do you see that as problematic if the gable side is about 13 meters long and the other "only" about 8.4 meters?
