Those are my concerns as well. The wishes are once again exceeding all limits. Is it really necessary to have both an office and a guest room? Not everyone has a walk-in closet either. Trying to squeeze so many rooms into 170 sqm is, in my opinion, nonsense. Either increase the budget or reduce the wishes.

Additionally, a pantry, storage room, and utility room are also desired... The only thing missing is the kids' bathroom, and then all the en vogue rooms would be on the wishlist, without an excessive budget...

You can also buy large trees/bushes already. It's all a matter of budget. It will become opaque if you choose the appropriate plants. However, I wouldn't plant such a tall hedge directly next to the terrace. For us, it feels constricting. We once had a bed with fairly tall-growing plants right next to the terrace. We removed it because it already felt very confining. Now without the bed, it feels much better, more open. I would rather suggest you pave the driveway with grass pavers so that it looks green and have the privacy screen at the fence. If there is only little space, for example, let ivy climb the fence. Or at most, have a piece of hedge on the right side of the terrace towards the garage.

Okay, the program probably is a bit misleading here :). It looks great then.

The problem with the driveway is that in the turning circle in front of the property, the neighbors’ garages are on both the left and right sides. If they have their cars outside, it will already be tight to turn around, and then you would also have to drive down the entire slope in reverse. That’s not a big deal either, and reversing into the property should certainly work, since the driveway itself, being 4.50 meters wide, should be sufficient. As for the property – we know it’s not a dream plot, but honestly, we’re super happy to have found anything at all in our area. Additionally, the plots in the new development areas around here are generally even smaller – they’re more like between 300 and 400 square meters.

Regarding budget: Our house price depends on the floor area. Since none of the drawn floor plans have a noticeably larger floor area, we’re relaxed about it. Especially since we’ve planned a reserve of 25,000 euros for floor plan adjustments in case it really gets bigger or we need a bay window or something like that. But the office can be much smaller than currently drawn. A small work corner – 2x2 meters – is fine by me.

Regarding distance: The development plan says nothing about the distance changing with height.

do you mean a straight staircase like in our floor plan? We’re not fixed on that. We also like the two staircases from Katja’s drawings.

That is generally the case. But if you have to pay €3,000 per sqm, 30 sqm is not the €90,000 extra cost (since the technology for the house is already planned anyway), but it is then €40,000-50,000 additional costs.

A straight staircase does not cost a fortune, but it is a significant space eater if you want it in a hallway and not open.
Katja’s staircases are expensive with landings… I don’t know about Katja’s program either, as it often shows a different staircase variant than she means.
Here is the quote from “it would be nice,” which I am referring to.

I don’t currently see the room program (based on the sketches I made last night). Whether you have to have a straight staircase, which will be walled in anyway, I doubt, and an extra hallway to the utility room and pantry I also don’t really see realizable if you still want nice living rooms.
At current prices, you will probably pay over €50,000 for 170 sqm.
The advantage of your plot is that you do not have to protect yourself from a main road. I know no rear garden plot, no house in the second row or small dead-end street, that additionally has to protect itself much from its own yard and car ;)

Wait a minute - my stairs are not inherently expensive. Let's not have any misunderstandings here. ;) It is correct that one is a real landing. The dimensions are 2.20m x 3m. However, the price also depends heavily on the execution. Back then, we had an offer of 3500 euros for our 1/4 turn from the general contractor. That was too ugly for us. So we had the stair builder install one for 7500 instead. :eek::D:cool: But that was also the only bonus-extra-super-treat we allowed ourselves.
