Over 5m – I have seen 6m as well, but then it really is a question for the structural engineer and should be addressed at the very beginning of the conversation with the architect.

Hello everyone,

first of all, sorry for my late reply. We did not reach a satisfactory result with the architect of our house provider. This was certainly also due to the fact that the available time slot per customer is relatively limited in such a setup. Therefore, we decided to have the house design created by an independent architect. The house provider agreed to take it over. Accordingly, we started over from scratch with the independent architect and slowly worked our way toward our desired design. At this point, we no longer see any points we would like to have differently. Maybe you will notice something.

Brief explanation of the design: The clear recommendation of our architect was to orient the living rooms to the south. On the one hand, this would have advantages for heating costs in winter. On the other hand, the terrace could also be well used in spring and autumn, and one would not have to worry about too little light in the cold season. Thanks to the second access to the garden in the north, there is enough alternative garden area for the hot summer days. We really like this solution. My wife also fell in love with the side house entrance. In addition, we have received notifications from two of our neighbors bordering to the north. The directly adjacent one wants to build a terrace and has already received a corresponding exemption for it. The other one, to the right of this one, has already started building a balcony on the 1st floor and would thus look directly onto our property to the north. We have also been on the property a few times and have repeatedly come to the conclusion that the buildings on the south side are nicer to look at – because they are more modern. On the north side, everything is rather run-down. The south side seems "more intimate" to us. Only two neighbors border there. One of them has the garden in the other direction. The other has a terrace from which he also has a view of our property. However, it does not seem to be used at all, as no furniture has been outside all year. Even if so, something could certainly be done with privacy screens. The disadvantage is the driveway on the south side. But we can live with that – especially since the residential area is overall very quiet.

Only the windows are still not quite certain. On the upper floor, there could be one added in the bathroom and the two children’s rooms, and on the ground floor in the living room. Fortunately, we still have some time for the decision.

Of course yours too and also from . But conversely, there were also some points that spoke for a different orientation. For me, it was especially important that even in summer my little one has at least one opportunity to play in the garden. Our architect found a good solution for that, in my opinion.


How would you arrange the bathroom? :)
An open staircase certainly looks nicer, but we fear that we would simply lack the storage space – for vacuum cleaner, beverage crates, etc.

This is currently slalom. Once you’re standing in the bathroom, the toilet has more presence than if you align it with other sanitary fixtures. Since the room doesn’t have a special layout, it doesn’t need "my" furnishing. It should simply be arranged plainly and elegantly side by side, then the toilet will disappear by itself - probably even without a privacy screen.

Had to grin a little just now. The floor plan almost looks like our interim plans ;)

This is what our current design looks like ("light bands" upper floor will still be adjusted)
