I was thinking more along the lines of:

People usually don’t like sitting with their back to the door. I would also try to keep the walking paths generously clear. But in the end, you can arrange it however you want. By the way, I suspect that you wouldn’t get by without a beam. Nowadays, something like that can usually be planned and concealed quite well. But the question is to what extent the company would be willing or able to do that, or whether it even bothers you. So think carefully about whether that is a dealbreaker.

Understrutting wouldn't bother us. On the contrary – executed in wood, it can actually look really nice. But we will definitely address it. Thanks for the hint!

Always fascinating how well you handle the floor plans. Thank you

Regarding the staircase, we have a half-spiral one, the children manage it wonderfully and I think it is at least 70-80 cm deeper space-saving than a landing. If you have that space available, I would immediately choose a landing staircase because I prefer it visually.

Are you allowed to freely determine the First orientation?

Nothing is specified about this in the development plan - therefore I assume so.

The beam will probably be too long. I think these are ’s concerns (mine too, by the way) A partition wall as support and piano wall would be possible, but that would make the dining area very cramped again.
